Recall last week's raging controversy regarding the practice of relisting properties on the MLS so they would have a "fresher" appearance? If I am not mistaken, the issue was ignited when Jim Wolcott wrote his now-famous blog about the nefarious practice of cancelling and re-listing the same properties.

Well, in case you are wondering if news media or any other outside viewers are checking what we have to say, you may want to read the article written by Glenn Roberts, Jr--which I believe was inspired by Jim's Active Rain blog:

MLSs attack for-sale home 'relisting' practices

Critics say relisting same property is deceptive; others call it useful strategy

Glenn contacted me about the article, but I chose not to get back to him until later in the day.  He indeed said he had seen my Active Rain comments when he called and e-mailed.  We are being monitored.

Sandicor requires that a listing be off the market for 30 days before the same agent can relist it.

Very interesting.  It's common practice in my market to relist a property yo make it hit the hotsheets again.  some top agents do it every 30 days and some more frequently.

Keith, our MLS will not allow a property to be relisted by the same agent unless it has been off the market for 30 days.

Grrrr...!

Our MLS really doesn't care how often a property is re-listed, by the same agent or another one. There are two postings of days on market: the first one is how long the current listing has been on the market, the second one is how long the property has been on the market. You cannot get a days-on-market=0 unless the property has been out of the MLS for 180 days.
