Laguna Woods California - Real Estate Market Update - February 2009 Sales Summary

The City of Laguna Woods is home to one of the country's largest Active Senior Communities, Laguna Woods Village (formerly Leisure World). The wonderful climate, close proximity to the ocean with Laguna Beach only 10 minutes away, the mountains only 1 1/2 hours away and the comfortble lifestyle are just a few of the reasons people settle in this wonderful community. But, hands down, probably one of the biggest draws is the golfing. You can play 18 holes of golf in Laguna Woods for only $8...that's not a typo...only $8 for 18 holes of golf.

COMPARISON

FEBRUARY 2008 AND FEBRUARY 2008 MARKET SUMMARY

SUMMARY:

Total number of sales declined from 39 sales in February 2008 to 37 in February 2009.
The ratio between list price to sales price is holding fairly steady with only a 1% reduction in February 2009 at 93% versus 94% in February 2008.
The average Days on Market (DOM) has increased from 89 days in February 2008 to 112 days in February 2009.

There are currently 425 active listings in Laguna Woods Village. If we divide that by the 37 sales in February 2009, that calculates 11.49 months of inventory (assuming no other properties come on the market.)

As in any market, properties are selling as long as they are priced well, in good condition, and easily available for agents to show.

I loved doing my seminars at the Holiday Inn off of La Paz and the 5 (I love saying that -- the 5(lol)). Laguna Hills, Laguna Woods are all such beautiful places. The scenery was incredible, the location was incredible and the accessibility to the highway and zipping around was incredible. The atmosphere was incredible and the people had such a strikingly different "feel" than other parts of Southern California. I know that I'm going to mess it up, but I used to get off at Rancho Santa Marguerita(?) and just drive through the mountains (mountains/hills?? they were mountains to me (lol)). Thank you for always posting the pictures. I miss it out there!

Hi Lynda - Thanks for your nice compliments. Yes, I am still President of the Laguna Woods Chamber of Commerce. I have enjoyed serving for over two years now. I'm ready to pass the baton soon, but will continue to be very active in the Chamber and in Laguna Woods for a long time. Being part of the Chamber has been such a rewarding experience.

Khash - Thank you for that glowing recommendation of both Laguna Hills and Laguna Woods. Yest it is a wonderful part of Southern California. The people in these cities are really lovely. Most have discretionary dollars and have an unpretentious lifestyle. They live well without being ostentatious. I'm glad you've had good experiences here in the past...Maybe you can make your way back out here in the near future. It would be great to meet you in person.

Interesting figures. I think our homes sold must be down a smidge here too, although not off by too much.

Hi Ann - Yes, Laguna Woods really is a perfect place to retire. We also get lots of Snowbirds from Canada and Washington who come for a few months to rent or they purchase and use their homes for half the year.

Hi Stve - Yes, we have dipped by only 2 sales, but the average days on market increase is not something we like to see. Laguna Woods is very different from the rest of the area and doesn't usually fall in lock step with the rest of the market area.
