real estate questionsI have a question about the Trulia real estate questions, for other REALTORS® and real estate professionals.

First of all, many of us have been answering real estate questions on Trulia for a long time. And the questions have primarily been for the benefit of real estate buyers and sellers who didn't understand the real estate process. But lately, the questions have been different.

A little while ago, I read a post by Richard Weisser, a REALTOR® in Georgia, who wrote a rant post, questioning How is it possible that real estate buyers still do not understand agency? Unfortunately, he marked it for Members Only, so I can't insert a direct link to it. But along those same lines, I've noticed lately that the types of questions being asked on Trulia have changed. Lately, the questions are about specific properties that may or may not be for sale.

So here's my question. As real estate professionals; to those of you who answer questions on Trulia, does it appear to you that potential real estate buyers are taking advantage of REALTORS'® good natures, and of course, our hopes of converting the person posing the question into a client (after all, REALTORS® work on COMMISSION ONLY!) by asking questions that should be answered by their own personal REALTOR?

Cases in point... here are the questions I've seen recently...

  • i am interested in 1765 tributory lane, port orange, fl located in waters-edge subdivision. is it for sale?
  • is 6604 mansour lane, port orange for sale? if so, what is the asking price?house
  • re: mansour lane, port orange (waters edge)...i would like further details on this house please
  • hi, do you have more pictures of the bed rooms? muchas gracias

OK. So I've been answering these questions, but I'm wondering why the sudden change in the types of questions. For examples, here are the types of questions I used to see...

  • I have poor credit and my income last year was not proveable any chance finding a lender?
  • Does a seller agent have the right to request a copy of the Home Inspector's report that the buyer paid for?
  • can a broker be fired a few days prior to the closing?
  • How do I know, when I buy a condo, whether other owners of condos in my building pay their maintenance?
  • Is it ok to see a house with the listing agent if you are working with another realtor?

So, is it just me, or does it look like real estate buyers are asking questions on Trulia, in an attempt to get free, non-committed information from real estate professionals, while planning to use another REALTOR®? OR, are they legitimate buyers who should be treated as such? Is this the new "Floor Call"?

In case you're wondering, I plan to continue answering these questions to the best of my ability, in hopes of converting these buyers into clients.

Lisa - You've posed a great question with your post. I'll be interested in seeing what experience others have had. Have you had any of your communications from Trulia allow you to gain clients?

Lisa, I noticed that change as well. In fact, I've noticed a drop-off of questions, in general, and the only ones left are the property-specific questions. I'm wondering if the questions are being edited by Trulia. I don't know why they'd do that, but ...

And BTW, I usually ignore those property-specific questions. They seem demanding and written on the fly, as if they don't have time to pose a proper question and don't respect our efforts or time. Maybe that's just the 'Internet' mentality--getting free information from an automatic answering system, except we're real people with real professions.

Jim- I have one lead right now that may have come from Trulia, but I'm not sure. I'm going to have to specifically ask her.

Don- That thought actually occurred to me, as I was writing the post. The problem with that is, we have no way of asking for their phone numbers or e-mail addresses, or even pre-qualifying them... which means they're a waste of our time.

Judy- I've ignored some and answered some. But I don't give a full answer. I give a partial answer, and volunteer my services if they want anymore information.

Hey Lisa ~ Seems to be a wide spread problem these days.  Jane Grant posted on this problem, and another blogger whose name I can't remember right now.  But for the Phoenix area, we're encountering the same type of questions.  Too soon to tell if it's temporary or not, so like you, I'll just keep monitoring Trulia and being very selective about the questions that I do answer.   :)

Lisa - I have answered some questions like the one's you are now getting, and guess what?  The last one I responded to actually sent me back a message saying they were already working with an agent.  My question to them is, "Then why are you asking this question to hundreds/thousands of agents on Trulia?"  Of course, I didn't say that to them, but that's what I felt.

Troy- I would have had no problem saying that. As a matter of fact, I've changed the way I'm answering those questions. I no longer give them ALL the info they need, and I preface my answer with "Since you're asking this question, I assume you're not working with any other Realtors?" That being the case, I'll be happy to represent you and provide you with this information. Then I end it with with phone number, and asking when they want to see the property, and to call me for the rest of the information. I'm tired of working for free!
