Eliminate the "fix-me's before you list by scheduling a Pre-Inspection.


Thought Provoker: By scheduling a pre-inspection you are solving the mysteries that may be roaming in or around your home.

The Pre-Inspection will reveal items that are in need of repair or may need attention. This buys you time to deal with and have repairs done before putting your home on the market. 

In this present marketplace, with so many homes for sale, you want to be completely prepared for the buyer when they come looking. You may not get a second chance.

Show them the inspection report and items that have been repaired. This will put you in a very good situation. If the buyer views a number of items that need attention, you may get a "pass-by" when you could have gotten a "A-Buy".

This will also give you a much better opportunity go get the price you want for your home. It will also be helpful to your realtor.

Your home may look good from the outside, but a Professional Property Inspector may uncover some items that need attention that you may not be aware that  may need attention or repair.

    You sure are right, seller's do need to be prepare. By having a Pre-Inspection before listing their home on the market. And fixing anything that may be found. Will show any buyer looking at it, that they want the home to be in good order for the next owner's. And put their home out in the front running of all the home's that did not have a Pre-Inspection done.

    Dale - Thanks for stopping. We both well understand the value of having that Pre-Inspection, even more so with so many homes on the market. By working with the consumer and helping them understand the value and the long term effects by spending a few hundred dollars up front can certainly give them peace of mind that they are totally prepared to put that home on the market.

    Carl - I don't think you go to this town, but wanted to ask you. Do you go to Splendora, Texas over Houston way?

    I got an E-Mail today asken if I got do a Home Inspection there and what the Inspection would cost. I wrote a post a little bit ago about it.

    Carl & Ceil,

    Good post and a compelling argument, I have felt all along that a pre-list inspection is good but relatively unsuccessful in convincing sellers.

    Dale, I too got an e-mail asking about my services, pricing, and if I go to Splendora. I suspected it may be spam, now I am convinced of it.

    We having been doing that for awhile now. It also helps when a buyer asks about certain issues. For instance one home seller has a small crack in the ceiling but did not have the time to fix it before it went on the market. Our inspector crawled all around and determined it was just caused by work done when central air was installed, not a structural issue. It really helped having that information at hand.

    I am a big advocate of pre-listing inspections.  It is money well spent in avoiding surprises later.

    I couldn't agree more... it's much better to know what's wrong and have it fixed than wait till the deal is in full swing... then hurry before closing

    I think some potential sellers think of the pre-sale inspection as a direct aid to selling in that the buyer will not opt to have one of his own. The real benefit is in being prepared for the buyers inspection. Many buyers will want their own inspection for the added security and peace of mind that brings.     I don't think people can hear this enough - I've written posts on this myself.  As a home stager, I feel that it is crucial for a home to have a pre-listing home inspection.  I have found over the years that taking care of the issues that arise from the inspection along with staging the house can make all the difference between selling a house and keeping it sold. 

    What happens is that even if the house looks really nice to the buyer, when they get the inspection report, they panic.  Most people have no idea what to do with it and unless you've got a really good agent to walk you through everything and help you get everything taken care of in the short window of time.  It usually ends up costing the seller much more than they ever would have spent taking care of those items up front.  A lot of times it simply maintenance items but sometimes I've come across things like mold, structural or roofing issues that could have broken a deal if they had not been caught ahead of time.

    So I always recommend getting a pre-listing home inspection along with a staging consult - it is in the best interest of the buyer AND the seller.

    I'm confused. What is a pre-inspection? You either inspect or you don't inspect, but I'm having problems figuring out what you do prior to the inspection (the pre part) before you inspect it. Some of the comments lead me to believe that this is a pre-listing inspection, so I'll presume that's what it is.
