2009 is proving to be my best year in business. I'm still feeling the growing pains and want a part time assistant in the worst way ... BUT ... I want a viable, healthy company more! I shall wait to get an assistant. The phone has been ringing with Realtors wanting Stagings ... its happening ... "in this economy".
SEVEN OF MY STAGED PROPERTIES HAVE GONE IN CONTRACT OR SOLD SINCE JANUARY 1. Two things contributed to this -
#1 Price #2 Condition of the home aka Staging.
When those two things are right buyers will be attracted. Homes sitting on the market are the ones over priced as the sellers have unrealistic expectations. Proper Staging (among other things) will also:
- Give a lasting first impression - this is on the Internet!! Should the MLS PICS be lacking or dull the buyers will not want to be shown the property!
- Make the home's features POP
- Diminish property flaws by drawing the attention to it's features
- Create positive emotion in the potential buyers - crucial if any home has a shot of making the short list
- Allow for easy movement in & around the home
- Make the space appear as large as possible
- Convey to the potential Buyers the lifestyle of living in the home; neighborhood; city
- Neutralizes the property so that it appeals to a wider range of buyers
- Appears to have been updated within the last two years
- "Buyer Beautiful" approaches a Model Home look ... builders know what is appealing to homeowners and convey that with furnishings, accessories & extras ... Staging too
Congratulations! It is good to hear that success is possible in this economy. You are so right about price and condition. I too am having a better year than I expected. I have had 6 of my consults sell and usually in 2 weeks. I am also finding that more agents are coming to me to join their team.
