I love reading Seth Godin's stuff!  If you think you are in a profession that is dependent upon good marketing, you should be reading it too. 

Seth spells it out in plain English, conversationally, and almost always it seems he is dead on target.

Last week in his blog, in a post, "Where have all the agents gone?" Seth says, "The best ones provide a differentiated service that is worth paying for," when discussing travel agents.  Might as well be real estate agents.  Dead on for us too.

And when discussing real estate brokers, he says, "...a fiduciary responsibility to represent that house to the best of his ability. Just like every other broker. The great real estate brokers do far more than this."

Yep.  Far more.  Fiduciary duty is a technical and ethical skill.  Every Buyer or Seller agent has those parameters to which they must conform.

The edge goes to those Realtors who will step outside the average agent's comfort zone, and be comfortable delivering additional value.  It might be staging, or arranging for lawn care, or checking on a vacant house routinely or any of a number of services.  They all add up.

The edge goes to the agent who does not immediately rely on, "I can't accept the liability," or, "That isn't my job," or, "My broker won't let me do that (A personal favorite for me.  An agent who won't take responsibility for a decision...) or any number of other ways to slide away from bringing excellent value to a client. 

Recently, I told a neighbor that I was dressed a little roughly one day, because I expected to get under a home with a buyer client.  "Why is that YOUR job?" was the response.  I thought, "How could it NOT be my job today?"  It is my job to add value for my clients, pure and simple.

Hi Mike~ I don't mind going over and above for MY clients.  But looking under a house and KNOWING what I was really looking at is not in my expertise.  I would be afraid I would overlook something and that they would suffer from my overlooking or missing something....

Dear Mike,

I agree with this on the whole.  Another area that vanished in its traditional form was stockbrokers.  The skill evolved to financial planning, it took a lot more education and knowledge to keep up.  The traditional stockbrokers had to learn other skills, estate planning, tax strategy, commodities etc..

People need competent help now, more than ever and putting real estate deals together now takes more knowledge and effort than ever.

Mike, I agree that we need to work harder than ever to establish our value to our clients and customers. But, I am with Vicki, crawling under a house goes a little too far for me.  I think we can build our credibility other ways.  Knowing our market, knowing about options for financing, knowing about Short Sale Processes & Foreclosure Properties, just knowing what we are doing in a troubled market builds that credibility. Sorry, I don't get paid to crawl around under houses or housesit.  Checking a house for security is one thing, watering the plants is something else.

Of course.  But I bet a dollar that you have skills and knowledge that I don't bring to the table.  We add value where we are able to do so.  Bluffing isn't it.

I have other talents.  And for the record... I don't RELISH crawling when I do it.  It is just an example.  And like Vickie, I have a hunch that you have other skills that help you bring value.

I have crawled in a crawlspace twice.  It needed to be done.  I agree.  Those agents that don't help buyers with due diligence due to "liability" issues aren't going to be long for this business.

But, you have more crawlspace experience than legions of agents.
