The only thing I don't see is the age of the home.  Your market is very similar to ours.

Marchel:  It is brand new... just being built by a local builder whose homes I sell quite a few of.  And yes... our markets are very similar... except for all those trees you have in Spring !  Sniffle, sniffle.

Karen Anne, now it's more than apparent why the couple of clients I've had who've moved here from Texas were so dismayed by our prices!  My condo which is 300 square feet smaller than this home is over $100K more!

Brian:  I ran into that very same thing when I moved from the DFW market to the Northern Virginia/Maryland market in 1987.  The spread between DFW and NoVa has only gotten worse.  It's just great, though, when the move is reversed, and someone sells their townhouse for 250K up there... and comes down here and buys an incredible 3000 sf home for the same price.
