The value of a home is exactly equal to the amount a willing seller and a willing buyer agree to at a given point in time. It can sometimes be difficult or impossible to convince a seller of a realistic asking price, especially if they purchased their home within the past few years. I'm wondering what tips you might have used in getting this upsetting but realistic message across to sellers of your listings?  I'm hoping to hear from you so please comment.

Hi Paula -- per my post (which your were kind enough to comment on), an appraisal can help-- especially in some of our small New Hampshire towns, where there may not have been many sales.  Also, sometimes the property card of the comps can illustrate the differences from one house to another... also good where the house is "unique" to have an appraisal.  The other thing that can help is to run the comps and show the list price, price changes sales price and the length of time to sell.  It can say alot if there are enought comps.
