
This is a speech I often give to clients, you found the home you want, why are you still looking? 50% of our buyers have lost out on their first choice because they kept on searching. How many times have you had to tell buyers, I'm sorry, that home is under contract now. I know the situation reeks of "I told you so" and many times they will say, you told us, we just didn't listen.
So, first chance I get, I give the 50% speech. Oh, and the the home you looked at today and are considering is the same home someone else saw yesterday and is about purchase. The last thing I want to hear is, if you knew we liked it so much, why didn't you say something?
This is also a litmus test for tire kickers and lookers. The folks that tell you up front that they must see at least 50 homes. Excuse me, did you say 50? Now there is a guarantee that they will miss the first choice home. And probably confuse themselves to the point of never purchasing.
So Mr & Mrs client, which 50% would you like to join? The ones that missed out, or the ones that were proactive? Just don't say I didn't warn you! Good Luck!
