     This is a speech I often give to clients, you found the home you want, why are you still looking? 50% of our buyers have lost out on their first choice because they kept on searching. How many times have you had to tell buyers, I'm sorry, that home is under contract now. I know the situation reeks of "I told you so" and many times they will say, you told us, we just didn't listen.

     So, first chance I get, I give the 50% speech. Oh, and the the home you looked at today and are considering is the same home someone else saw yesterday and is about purchase. The last thing I want to hear is, if you knew we liked it so much, why didn't you say something?

     This is also a litmus test for tire kickers and lookers. The folks that tell you up front that they must see at least 50 homes. Excuse me, did you say 50? Now there is a guarantee that they will miss the first choice home. And probably confuse themselves to the point of never purchasing.

     So Mr & Mrs client, which 50% would you like to join? The ones that missed out, or the ones that were proactive? Just don't say I didn't warn you! Good Luck!

Amazing statistic but this rang true to me.  Difficult to get Buyers off the fence now.

We currently have a set of buyers who have missed out on their 1st, 2nd, 3rd, and 4th choices of homes to buy.  She keeps wanting to see what's new on the market.  Time to let her start looking for another agent, I think.

Hi Frank and Jodi~ For some reason, most buyers think that the home that they have seen and want is going to sit there and wait until they are ready.  It just doesn't usually work that way!

Margaret, seems right now there are either fence sitters or stone cold buyers, no in between.

Jim, perhaps that may be the case in your area, Atlanta is starting to pick up.

I think that there are those that think because the market is slow the house will still be there when the finally decide to buy.  I agree the stand a big chance of that home being gone.
