What was your most creatively financed deal? I have a great one, but I want to be polite and allow others to share first.

Most of mine are owner financing or lease-option so a lot of creative. I get paid monthly until my percentage is paid off. I've done lease-options on fixer properties that the bank won't lend on and the buyer fixes the property and then gets a 70% loan to value ration loan after the property has been repaired. Wonderful deal for both buyer and seller.

That is smart and creative. I do deals similar to that all the time with hard money lenders. It can work out good in some cases, in others it can backfire.
