So last we discussed...........Home sellers that say -

I want to sell but........do I really need to do everything your suggesting?

YES! Yes, yes and yes! Remember the old adage, "You don't have to floss all your teeth, just the ones you want to keep?" I say, "You don't have to stage all your rooms, just the ones you want to sell."

So, what do you say when home sellers seem unwilling to take your home staging advice to the next level and follow through?

When I am on a staging consultation appointment, I typically refer to the trends of buyers when trying to motivate a home seller that is unsure about committing to my suggestions. Since this absolves me from having a personal opinion about their tastes, I can get people to do a lot of things they weren't willing to do before. I am not the responsible party for the changes they need to make - the consumer who is expecting certain standards is. So this is what I say:

•-         Buyers are seeking move-in condition homes and willing to pay more money for them. By addressing these types of issues now, you will appeal to a broader audience of buyers who will likely be making a higher offer than before you made the changes.

•-         Neutralizing so buyers can envision their things in the space will help them form emotional attachments to your home. Emotional connections = offers.

•-         Buyers need rooms staged in the manner it which they are meant to be used. They will find the space easier to relate to and more valuable and relevant to their wants and needs. (This is good for rooms like the formal dining area that is now the kid's toy room).

•-         I am here to help you sell your home faster and for more money. All of the advice I am giving you is based on increasing your bottom line.

•-         By following through on these suggestions, you improve your chances for a quicker sale. If by selling faster you save at least one price reduction, you will retain several thousand dollars of your equity in this home.

•-         Staging every room in your home creates a consistent look and feel. The more attractive your home is, the higher the offers people will make.

Why? Because attractive things are perceived as more desirable and hence worth more.
