Yes, what a difference staging makes...I spent some money last year...lots of it at Pier ONe clearance, and lots at Kirkland HOme...buying up small staging things...all though I don't have large pieces of furniture, at least I can warm up the rooms with small vignettes...It really makes a diff...

Great pictures and show cases the contrast between empty and staged.  I especially appreciated the "empty" bedroom corner which we see so much of -- empty room corners!  It's soooo true that sometimes NO picture is better than a picture of nothing.

Great pictures Connie!  I always recommend home staging in mid to high end properties and vacant homes.  Unfortunately many sellers can't quantify the expense.  The "after" pics in your post certainly help prove your case.

Very impressive staging. I also believe you need the right "equipment" and that means a wide angle, 10 mega pixel camera. Little point and shoots don't get the sides, ceiling and floor.

A picture speaks a thousand words. The last picture was the only one I might quibble with. I love gleaming hardwood floors, and they got covered up, but your example still is true and you could add a different angle to show the floors.

Joe ~ I love gleaming clean harwoods as well, but if the room is stark and vacant, and the picture over-exposed due to the glare, it does no justice to the overall feel of the picture and how it is presented.  Yes, this picture could be taken from many angles to see the "gleam" - notice the bright streaks of sunlight across the room?  I was trying to avoid that "over exposure". =)

Great before and after pics!!  Can I print these and show my clients?  I used to work in Fremont, CA, now I work in Tulsa, OK!  Our average home price on deals that we closed last year was just under $200,000.  Can you still justify staging costs?  What do you think?

Hi, Peter ~ Most of these pictures are condensed for the web, so they wouldn't print very well and not at full size.  However, I welcome you to Re-Blog it, and if posted inLocalism for your area, it will reach your immediate area and target market ~ as well as be accessible to you at any time =)  As for homes under $200,00: Home Staging works for ANY home at any price (as long as it isn't a tear-down).  Do a "search" here on AR for Home Stagers in your area, many have several different options to fit your demographics and budgets.  Good luck!

As a Realtor/stager I know the benefit of staging a home, vacant or otherwise.  I also help a colleague of mine by taking photos of his listings and I'm often astounded by the clutter when I go into the house to shoot it.  There are many agents out there afraid to tell their homeowners they must, at the very least, declutter before placing a home on the market.  Buyers have too many choices these days.

Kelsey ~ a lot of pictures are simply trial & error (click away if you have a digital, why not!)  But you have to consider lighting or direct sunlight as well.  In the first property, my original photographs were SO over exposed by direct sunlight, that I had to return a couple days after to retake later in the day.

Geri ~ Staging is mandatory in today's market, as the title suggests: "With hundreds of homes on the market in your area; how does your home compete?"  by calling us =)
