We finally did it, we finally put our house on the market.  Trying to figure out price was one thing but, having people walk through your house on a daily basis is another.  It is a very invasive and hard to deal with.  We have had our house on the market for about a week and it is priced right and we are getting a huge amount of traffic.  I am glad that my wife and I have prepared ourselves before hand for some of the mishappenings we knew were coming.  Yesterday we had 5 people come through the house and it was like a tornado ripped through our humble abode! This is just a quick guide for buyers....... from a sellers standpoint

1.  Always take your shoes off in other peoples houses. You have to respect that there will be other people through the house after you and the homeowner may not be able to come back to clean up after you.

2. Make sure to close all outside doors behind you.  Many households have lovable little creatures that are indoor only.

3. If there is a unbelievable driving rain do not open doors and windows and leave them open to rain all over the hardwood floors ( I may be a tad bitter about that one)

4. If there is a very nice drop ceiling in the kitchen whatever you do, do not take the ceiling tiles out and break them, especially if you are the first showing of the evening and there are people coming back for second visits.

5. DO NOT DO THIS!!! whatever you do do not walk downstairs into the laundry room that has the same really nice drop ceiling and take the tile out and break it! When you do this people will have to ask you what in the heck you are doing.

6.  Did i mention that you should never never never break a second really nice ceiling tile in someones house.  If you have broken one it is ok, the second one is not!

I think 6 will do it! 

My wife and I are laughing right now as i write this.  Things are going to happen in your house while its being shown if you let it get to you it will drive you nuts!  Have fun selling your house it is an experience you probably wont do many times in your life.... make it fun.

Good tips.  Others I would add are....

1.  If you get there and the blinds and curtains are closed, then please close them again before you leave!!  It doesn't take long to heat a house up with all the blinds and curtains open in the middle of the day here in Florida, which in turn causes the A/C to run all day long.

2.  Turn off all the lights that you turned on before you leave.

3.  Make sure you lock any doors and windows you or your buyers have unlocked in the process of viewing the home.

4.  LOCK THE FRONT DOOR AND CLOSE THE LOCKBOX SECURELY!!!!  This one is a HUGE pet peeve of mine.  How long does it really take to make sure you locked the door properly and the lockbox is securely closed before you leave that property?  I can't tell you how many times my sellers have called and told me that the last agent never bothered locking the door or left the lockbox open!

Matt- you can purchase plastic "booties" online- will save your floors from dirty shoes, and they're reusable. I'm glad that you're laughing today about the destruction to your ceilings- what are people THINKING?  Hope it sells before the rest of the tiles are plucked off!  Good luck- thanks for the post!

Matt, for some reason it sounds like someone might have removed the nice drop ceiling tile in your own house and broke it!?   In any case, good advice for homeshowing etiquette.

One thought, though - in years of showing homes, I have seen a number of buyers who either complained or refused to enter houses with signs asking guests to remove their shoes. With sellers of certain cultures, taking off shoes inside is a necessity.  With houses with white or very light carpet it may be a necessity.  In bad weather removing shoes is advisable.

In other cases, it may be more effective to allow viewers to feel relaxed and not uncomfortable in being required to take off their shoes.

Yes the lock box is huge, and the air conditioning is not cheap.  I am glad we can laugh about it but dont know how long we could take that. lol

Plastic booties hmmm i didnt think about that good idea thanks!  You can never ask " What were they thinking becuase there is no locigal answer for that. hahah

It was raining which i did not mention. lol.  You are right though, with diferent cultures coming through our house we dont expect everyone to take their shoes off but, if it is raining nobody should be walking their dirty shoes through someones house i dont care what culture you are.
