Bellingham Property Inspection (King of the House Inc): Serious Mold

So how do you like the two places below? Ever seen anything like the first one? Think that they need the services of a really good home stager? As most of you know, home inspector contracts usually exclude hazardous waste and mold as things we are responsible for. Actually, in most cases, the language is not as much from the inspector as from the insurance companies that insure us. Mold of course can be hard to locate and a litigious issue. Then again, regardless of any contract, an inspector who missed it at these two places could have a big problem. I thought you might enjoy the photos below. You don't need a home stager.  You need a demolition crew.

How in the world did someone allow their home to get that bad?  Must have been out of state owners?  Was foreclosed on, what's the deal?  How do you miss that kind of a problem??

The inspector my buyers typically use won't use the word mold in any cases.  He will saysomething like, "there is a black, foreign substance that you need to have looked at".  He'll let them know if it's near a source of water or if it looks like there was water damage nearby.  It's always infered that he means mold, but he won't say mold.  Not all mold is the bad kind of mold.

But, yes, that house is disgusting!!  How were people living there??

 None of us like to use that word. I seldom do, but did in the lower photo. It was obvious. As for not all mold being bad, that is not the way they look at it at the Northwest Clean Air Agency, a state agency. Their view is that, virtually never, should mold be tested. If you find it inside the house, then get rid of it period. So many people have so many reactions to different types, that one never knows who will be alergic to what and who will have no reaction to those that are generally thought to be bad. The view is that any mold, in a house, is a sign of either a leak or excess moisture from somewhere or a ventilation problem and you want to fix it. Obviously, it is in varying degrees and it is often seen in bathrooms and usually not a big deal. The point is, whenever mold, or something fungal like that, is seen, testing is not the answer....just resolve the source of the problem and clean it up or in some cases repair/replace the drywall or whatever. Dave Blake, of this agency, has put out a short but incredibly good online video on mold. I encourage everyone here to view it. The link is below.
