3. You're Having a Licensed Termite Inspector Inspect Your New Home:
The state of Ohio requires anyone inspecting for termites or any other wood destroying insects to be licensed, insured, and using the correct paperwork. I am licensed through the Ohio Department of Agriculture to do these inspections and am audited yearly by ODA to make sure I am in compliance. I consider this to be an important part of the inspection process because I'll always have your best interests in mind.
4. As A Professional Home Inspector, I Carry Insurance:
Let's face it folks. If you are serious about your business, as I am, you carry professional insurance. Everyone will eventually make a mistake, that's a given. To protect your interests I carry Errors and Omissions, as well as General Liability Insurance.

Being a contractor is very different from being a Professional Home Inspector. Home inspectors are
responsible for evaluating all of the systems and components of the home -- not just one aspect like the
brick or the framing. To be able to provide a competent evaluation of all of these elements takes formal
education and training. I personally attended Kaplan University in Columbus, Ohio with actual
hands on experience and testing. Comprehensive continuing education and training is a must!
7. You Are Hiring A Certified Home Inspector:
I am a member of the International Association of Certified Home Inspectors that requires me to complete a minimum of 24 hours of continuing education per year (the most of any home inspector organization). Unlike other home inspection associations, InterNACHI front-ends many of its membership requirements and requires that its members take many others soon after joining. In other words, as a member, I had to fulfill membership requirements before I could apply for membership. Other associations have little or no entrance requirements, only require a check to join, and encourage their members and associates to go out and perform hundreds of unqualified inspections for poor, unsuspecting consumers.
8. You Will Receive A Quality Inspection Report:
The top home inspectors in today's business don't produce handwritten reports. As a professional inspector, I will provide a combination checklist/narrative report. Technology has evolved where you will receive a full-color report with digital photographs of the issues discovered during the course of the inspection. The report will not contain repair costs or action plans for repairs. Professional home inspectors inspect -- they don't repair! You can view a sample of an inspection report located in the main menu bar to the left so you'll know what you can expect for your time and money. After all, you are the client!

What We Inspect
A home cannot fail or pass an inspection. A professional home inspection gives you an independent, unbiased view of any problems and their solutions, so that you will have all the facts you need to make a sound, informed decision.
Depending on the size and condition of the home, a thorough home inspection will take no more than four hours, usually between two and three hours. Ideally, you will accompany me during the inspection, so that you will have visual reinforcement of your written report.
I take my inspection reports seriously. Every inspection is a complete and thorough analysis of all the major systems and components in the home. The report includes a clear description of what I found with any problem areas noted and digital pictures are taken, so you can easily identify them. The computer generated reports are typically delivered within 24 hours via email after the physical inspection. Hard copies are available upon request. I also provide a free telephone consultation after your inspection.
A thorough home inspection will include the following:
Roofing- I will walk every roof if possible. In some instances roofs cannot be walked for safety reasons (ie: steepness, weather, poor roof materials) The following items are checked: shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof related items.
Attics - I will inspect the attic fully as long as there is adequate room to enter the access hatch. I will inspect the insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items.
Plumbing and Fixtures - I inspecst water pressure, water distribution systems, hose bibs, sinks and faucets, bath/showers and toilets, water heaters, sanitary system, and other visble plumbing system components.
Interior - On the inside I will inspect doors, windows, floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors and safety-related items, and other visible interior-related components.
Heating and Cooling Systems - I will inspect the furnace, air cleaning parts, visible ductwork, electronic monoxide testing, electric gas sniffer testing, air conditioner and lines, and other visible related HVAC components.
Electrical Systems - I will inspect the service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components.
Basements, Crawl Spaces, and Foundation - I will enter and inspect crawlspaces as long as there is adequate access and the area is safe. I will inspect the insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors and walls, and columns.
Exterior - On the outside I inspect siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components.
