Who is Borino?

I came to the US from Czechoslovakia. Poor, broke, without any real, usable skills that would help me earn a decent living. I was an actor back in Europe, but not being able to speak English well, not knowing anybody in Hollywood, and not having big biceps like Arnold, my chances to succeed in the movie industry were slim.

Looking for means to support myself, I stumbled into real estate, got my license, and went to work. That was back in 1990, possibly the WORST real estate market ever. Prices dropping fast, foreclosures everywhere, and interest rates high. Believe me, it was a bad time for young rookie with no skills to get into the business.

I worked hard my first few years, prospecting, door knocking, and chasing FSBOs, mostly. But I still struggled, barely making the ends meet. Somehow the big dream of prosperity and wealth they were telling me about in the orientation meeting kept eluding me.

I had tried working expireds, but with no real success, just like most of the other agents in my area, they didn't have a system in place. Most were just shooting from the hip, sending a letter here, a postcard there, trying to convince the seller over the phone how they were different, and how they knew why the house didn't sell... the usual old, tired sales techniques.

I wanted more. I wanted an easy-to-follow, systematic approach that can be put on auto-pilot. A system where I could reasonably predict my results.

So I went to work. I spent the next four months developing a new expireds marketing system. I wrote scripts, letters, my resume, and the expired package. I tested, changed, edited, adjusted, and tested some more. Every day I contacted every single expired I could get hold of: over the phone, in person, or via mail.

I tried different scripts, questions, and approaches. Everything I could think of. I kept and improved what worked, and tossed out the rest (including a silly "ice cream close" - don't ask).

And things turned around for me very quickly. In about ten months I listed and sold thirty-two properties.

I got my own condo, a new Mercedes, and I went on a nice long vacation to Europe... life was finally good.

The system was working and I was making lots of money. I had an easy-to-follow system in place that kept producing consistent results for years.

Later, I started to teach my secrets to others. First just my mother-in-law Lydia, who in three months went from a part-time agent to an Agent Of The Month out of over 100 agents in her Century 21 chain of offices.
