About Robert T. Boyer, Ph.D.
Robert is a real estate investor with a dozen properties in three states. He has been investing in real estate since 1987.
Robert's background make him unique within the real estate world. He holds a Ph.D. in computer science which provides him with an analytical perspective to analyze the market trends and the ability to write special purpose software to assist in such assessments. He has been featured in the San Diego Union Tribune as well as on two local television stations requesting his market forecast for the coming year. He began his forecasting with 2008 for which he correctly identified an increase in the number of sales and a continued decline in prices. His forecast for 2009 is much the same, although he has observed that the investors are defining the bottom of the San Diego market because they can buy positive cash flow properties (in San Diego) and they have a long time horizon (so they don't mind a little further dip in prices).

Robert focuses on the real estate investor, especially in the realm of REOs. He is finding most of the good deals to run along the 78 corridor. As a simple rule of thumb, that means a single family detached, 3-bedroom for under $270,000 and a 4-bedroom for under $310,000.
