Short Sales are my specialty.  I make the purchase offer and handle everything involved with the short sale process from meeting the BPO broker to negotiation the final deal with the bank. 

I include the procuring agent's initial commission for their sale to me in the short sale process, although I can not guarantee how the bank may adjust it.  However, we almost always list the property for sale with the procuring agent at full commission to resell the property, usually priced at 95% of the current fair market value following the short sale approval.
