I am a full-time Realtor and real estate investor with a focus on the Cookeville, Livingston, Sparta, Smithville, Gainesboro, and Crossville areas of the Upper Cumberland Plateau and Middle-TN. SELLERS: For my seller clients I focus on three key areas to get your property sold fast and for top dollar.
1. Providing superior advertising for your property. This is done through a variety of media, both print and online, both locally and nationally. All of my listings go in BOTH the Upper Cumberland MLS and the Middle-TN/Nashville MLS. Additionally, listings of $100,000 or more will also be placed in the East-TN/Knoxville MLS. My listings are uploaded to 20+ websites with multiple listings on Realtor.com. More advertising leads to more demand which leads to faster sales.
2. Providing consistent, effective feedback and communication with my clients. Too many people have told me that their previous Realtor never returned their calls, or that they just "put a sign in the yard and were never heard from again". That's not me. I WILL keep you updated with my marketing efforts and the status of you home. Generally this is done by e-mail on a regular basis (at least once a week or every-other week). Your phone calls will generally be returned the same day, or within 24 hours at the most.
3. Unique/innovative marketing features. These items may seem small, but the little details can really make a difference. For example, it may be better to price your home at $200,000 rather than $199,900. Why? This method will make sure that internet searches will bring up your home whether someone searches for a $150,000 - $200,000 range or a $200,000 - $250,000 range.
