obtaining a mortgage by pro-actively communicating with them throughout the loan process.

We will strive for smooth, on-time closings at the terms discussed with our clients.

Case Studies

Mr. and Mrs. Johnson were referred to me by a realtor AFTER they had relocated to Tuscaloosa.  Mr. Johnson was a manager for  a large retail store in Tuscaloosa.  His company arranged his home financing and offered to pay his closing costs.  After looking at his closing documents it was apparent that the lender likely waived the closing costs and charged a much higher interest rate than normal.  Also, the loan had a 15 year term and the payment was extremely high.  We refinanced Mr. and Mrs. Johnson on a 30 Year Fixed rate with a 10 year interest only option with no closing costs.  His rate was lowered by 1.5% and his payment came down nearly $700 per month.  We took this $700 and used it to pay off some credit cards in a matter of months and also supplemented his savings.  I recommended that the Johnson's invest his $30,000 annual bonus with a financial advisor instead of paying down his mortgage.  Six months later Mr. Johnson lost his job.  He was extremely thankful that he had access to the $30,000 in savings as well as the $700 per month lower house payment.  Our mortgage planning possibly saved the Johnson's from losing their home and possibly filing bankruptcy.

Mr. Brownlee was referred to us by a realtor.  He was looking to purchase a new home.  He had spoken with a mortgage broker the month before who convinced him to refinance his home and pay off his debts.  The broker said it would improve his chances to qualify.  This was very bad advice.  Mr. Brownlee's new loan had a rate of 8.5% with a 3 year pre-payment penalty.  HIS CREDIT SCORES WERE NEARLY 700!.  He decided to stay in his home and we refinanced him even though he had to pay over $5,000 in a pre-payment penalty.  He will save $300 per month with a very low interest rate.

Mr. George never imagined he could qualify for a home.  He rented a house that was falling apart and had snakes coming up through the holes in the floor.  We found a way to qualify him and he received a rate of 5.375% for 30 years, a payment the same amount as his rent, and a brand new home with no snakes!

We have helped countless first time homebuyers finance the home of their dreams when they never thought it was possible.  Our bread and butter tool for helping these clients is the AHFA First Step Program.  The rate is below market and the program allows you to finance your down payment, as well as closing costs.
