The Candace Can philosophy came from when she was a little girl her mom read the children's book "The Little Engine that Could". She never forgot the story about the conductor telling the little train to think positive and kept telling himself "I think I can, I think I can," and then he accomplished his goal. As Candace enters her 13th year in Real Estate, she can say Candace Can. Her team has averaged over $14.5 million in sales the over last 7 years. 2008 has been a good year with sales over $15,000,000 which accounts for 152 homes sold. We work with all buyers and sellers. Candace's Team
Client Care Manager-Alicia Hodges primary responsibility is to manage and track each pending transaction. This ensures that your move is smooth and hassle free. Some of her duties include working with mortgage companies, appraisers, title companies, and home inspectors; as well as scheduling termite, well , and septic inspections. Rhonda also coordinates our advertising efforts in all of the publications as well as promotional pieces, such as the newsletter.
Buyer Specialist-Tammy King works exclusively with homebuyers. She coordinates all the activites that are associatied with the home buying process. She is an expert in finding investment properties that can be bought for rentals or flipping. She assists buyers with getting pre-qualified and listens carefully to what our clients desires are so she can find the perfect home quickly. When it comes time to make an offer, Tammy will help negotiate the best contract for our buyers. Her goal is to be certain our buyers have a real estate experience of a lifetime so we receive referrals that will allow our business to be stronger and continue to grow. Tammy will not give up until you have achieved your real estate goals. She has a proven track record by reaching sales over $7 million in 2007.
Marketing Specialist-Virtual Agent-Our focus is on marketing your home for maximum exposure until an accepted contract is received. Virtual agent mails out Just Listed cards, Just Sold cards, writes advertising, designs all brochures and maintains all four our of our websites. Our virtual agent helps to create our promotional materials.
Centralized Showing Service (CSS) assists your REALTOR in making your home easier to show for other REALTORS. CSS provides one central phone number for all real estate agents in a market to schedule showing tours for their buyers. Having one phone number to call is far more convenient for other REALTORS in the area. This convenience may result in more showings for you. CSS is quick and efficient. Therefore, agents prefer showing homes on CSS more than non-CSS homes. This efficiency helps get your home more showings. The added convenience may mean more showings and prospective buyers for you which can then turn into a FASTER SALE.

We sell single family homes, land, rural residential, investment properties, and light commercial properties. Most of our investors are buying rentals or flipping properties.
Candace owns rental properties. When she first started she did almost all the handyman repairs herself. Paying someone to do all the work makes it hard to develop equity in the property. Candace does have a strong knowledge of basic construction and repair. She has a list of contractors and handymen who are capable of doing the biggest remodeling job to the smallest detail work. These skills help her to work better with first time buyers. She can show or explain inexpensive ways to make lower priced homes a good experience. Since Candace is an investor herself, she knows what to look for in an investment property to make you money too. Yearly Candace buys at least 2 homes to flip, so she knows all the banking regulations that go along with flipping homes.
