Your very extensive customised recomendations, and contractor-contacts; regarding the appropriate pre-sale upgrades on 2647 20th Avenue, San Francisco, resulted in the sale of that property within 7 days of first showing, and 51k over the listing price.

Just one example- you were able to find contract labor for sealing and outside painting and willing able  to work during the critical Thanksgiving weekend, just prior to SF rainy season.....and it DID start raining shortly thereafter...you provided, in effect, 7x24 contractors management support. It took month of work , including weekends to bring the property to a full move -in-ready" condition...putting this property into a beyond merely" comparable condition in readiness for the public showing.....Thank You

All realtors provide the `normal level' of sales support- multiple listings, preparation of disclosures, open house showings, installation of For Sale" signs with customers information  summary sheets, taking/processing of offers/counter offers; and basic information on legally required pre-sale physical requirements of pest inspections, mounting of hot water heater, mounting of smoke alarms, energy inspections, ect.... And suggesting a suitable Title/Escrow company.........

But, your "hands-on' additional efforts, beyond that ‘normal service' provided...is what pushed this property right to the front of the queue of those properties" "on offer".  At the time of sale was a 4 day++inventory Of the Parkside houses available.  That's and "official statement part the licensed-professional appraisal report on 2647-20th Avenue by Mr. Conland - Dec 2005..You  brought 4 bank qualified offers within 7 days of public showing.  All these were over offering price.  I appreciate that very much.  You EARNED your commission.  Thank You.

 

It should be noted that the posted "offering price of $729k was not "low-ball' either. It was right-on dead center of the November /December average actual selling price of " comparable 1300 sqft Parkside sales.  2647 -20th Avenue sold for $780k, $51K over the average of comparable Parkside Sales.
