Who is Charita Cadenhead

I am a licensed Realtor® in the State of Alabama since 2006, serving the Metro Birmingham market.  In 2007, I founded Bham  WIiRE (Birmingham Women Investing in Real Estate). Bham WIiRE consisted of women interested in real estate investing, but later the focus expanded to  include all women interested in any aspect of the world of real estate.  I am co-author of the book *“Sell Your House Fast for the Right Price”*,  and has been featured on NuWire.com.  I'm an avid blogger on ActiveRain.com with nearly 1300 posts to date, including 94 featured posts as of this writing.

Never underestimate the power of networking, advanced technology such as text marketing, real estate magazines where realistically feasible, brochures, questionnaires and much more.  During the term of the listing, I keep my finger on the pulse of the market including market shifts, new information to incorporate into my marketing plan to draw buyers.  Comparative Market Analysis does not stop when I take the listing.  I continually analyze the market to make sure listings stay fresh and on top of current conditions.

BUYER SERVICES
What buyers need and want most is information.  They want information that will help them feel comfortable about their final decision to buy a house.  Most importantly, buyers want to feel like they are working with an agent that they can trust.  As an agent with an invested interest in every buyers relationship I take my responsibility very seriously.  Our aim is to understand the depth of the buyers experience and seek out what's really important to them.  Once I've accomplished that, then I delve deeply into researching the market to uncover the home of their dreams. 

AS AN INVESTOR

I buy and rehab properties with first time home buyers in mind.  They don't always have a lot of money and great credit scores, but they want and deserve to have decent housing in decent neighborhoods.  That's where I come in.  My most recent properties have been in Belview Heights.

Our experience with Bham WIiRE Realty has truly been a blessing.  We started working with Ms. Cadenhead around Jan. 2010.  The same day I called her and left her a message, she returned my called almost immediately.  The same day we had an appointment along with a list of properties to review and access to bhammls site which she setup to meet our needs.  Before reviewing properties Mrs. Cadenhead would take a drive by the property and review it to make sure it would meet the expectations of what we were looking for.  She was always open and honest to us in our search.  She didn't try to sell us anything we didn't want.  I know at times the process was a little tough, but she never let it show.  Her comments were always, "I'm going to find you a house".  Well I was always interested in the McCalla area but my husband didn't agree.  She asked why don't we call and make an appointment and take a drive down.  Well we did and we both were sold.
