Why I became a REALTOR@

I have bought and sold homes a few times before I decided to make this my career.  My experience with Real Estate agents were less then impressive.  I felt that the level of work that was put in by them did not equal the paycheck they recieved.  I also felt that most agents have a fake and ingenuine attitude.  I do not appreciate anything fake, and am of the opinion that most people do not appreciate it as well.  To be perfectly honest with you I saw a wonderful oppurtunity.  If a fake, ingenuine, only out for the sale agent could do very well in real estate... then surely an honest, straightshooting, care about the clients best interest attitude would do at least as well.  I work with the values and morals I would like to receive by an agent serving me.  I ALWAYS return calls in less then 2 hours, I ALWAYS maintain communication, I ALWAYS listen to your needs and form my marketing and system around you.  I feel that when you invest in peoples needs first, your buisness has no choice but to thrive.

New Home Sales

I have heard several people say they do not need the services of a REALTOR because they are planning on purchasing a new home. There are a few things you need to know about new home sales.....

New home sales reps are not licensed and are not held to any standards of practice

New home sales reps are representing the seller... not the buyer (you!)

Unfortunately it happens all too often, someone goes to a builder and gets involved in the process of buying a new home without any representation. While not everyone has a terrible tale to tell, a lot do.

I recently helped a couple out of a nasty situation in a new home build. The sales rep promised them tons of stuff, put none of it on paper, and strung these good people through a lot of heart ache and head ache that could have been avoided. A wise lawyer once said, a person who represents themselves has a fool for a client!

There are far too many things to watch out for to list here. On the bright and happy side, all my clients that have bought new are completely happy with their home! You can get great incentives from builders and hey... it's a new home! Where else can you get a cosmetic warranty for the first year?

I think the best way to buy is new, but please do yourself, your emotions and pocket book a favor and consult me first! I have access to all the builders deals and specials they put out each week and can find you the best deals they have to offer. 

HOME MARKETING

When Marketing a home, you need to hone in on your target audience.  Most people in my profession do the bare minimum, put your home in the MLS, put out property flyers, and then wait for the day it will sell.  In today's market you need to go above and beyond for your client and their home. 

Internet marketing is a big one!  94% of all home buyers find their home on the internet.  We also specialize in marketing to other agents and local builders.  Sometimes builders do not have an inventory home for someone that wants immediat move in so I try to get that situation turned into a sale for you!

FLIP THAT WHAT?

This is somewhat of a sore spot for me.  The media and popular telivision has made this art seem easy and effortless.  The do not show the real costs involved, and at the end of the show when they reflect how much is made by the flipper, none of the RE fees, closing costs, or associated costs with selling a home.  The first thing I will tell you is that if you would like to get into this business, you need to be extreamly determined to overcome obsticals.  There will be plenty of those!  Here are a few more things you need to be able to do if you plan on being successfull in real estate investing/rehabs/flipping

-Be good at scheduling!!! the longer you have a property, the less you make.  You need to try to have a flip done in less then 6 weeks, 2 weeks is ideal.  That may sound crazy to you, but it is all about scheduling, hiring the right people and pushing hard to get to the finish line

-Understand budgets and how to set one! If you have no clue what it costs to put down a type of flooring per sf, how can you know what your profit will be?  You should be able to walk into a home (before you buy it) and budget within a few hundred dollars what it is going to cost in repairs.  If not, hire me and I will help (I said help, not do it for you)  If you bust the budget, you will loose money!

-Negotiate!!! Always get 3 or more quotes and then play them against each other to get the best price.  If they want the job, they will play along.  At the same time be weary of the lowest bidder....in some cases you get what you pay for and in some you get nothing and still pay.
