What do we provide?
- Complete Inspection, and written report of the property prior to tenant move-in. Subsequent inspections every six months, Final Walk Through inspection upon tenant vacancy.
- Seasonal Maintenance guidelines, lawn care, recommendations for routine care that will ensure marketability.
- Covered repairs as needed. Emergency repairs as needed.
- Contractors for AC repairs, gutter cleaning, etc.
Tenant Selection
We know the importance of renting your property to responsible tenants who will take care for it. Part of Collins Property mangers selection process is aggressively marketing your property for rent in places where serious renters are looking for housing, while assuring that only qualified applicants are considered for your property. Our goal is to find a good tenant for your property who will care for it with our encouragement and direction. We’ll be taking care, as though you were there!
Owner Tenant Relationship
We work on your behalf to create the best situation for you and your tenants.
Our goal is to ensure your tenants are happy, responsible, and reliable individuals who will take care of your investment, as though you were there, caring for it yourself
What are our objectives to meet the goal?
- Rent Collection and establishing and escrow account for the security deposit.
- Making payments for repairs, etc. (If requested by the owner)
- Providing 1099 statements for tax purposes (optional)
- Automatic generation of statements and late notices for tenants
- Tracking lease status and expiration dates to prepare for renewal or new tenant search.
- Strictly adhering to local, state, and Federal regulations regarding fair treatment of tenants.
- Maintaining contact with tenants, and responding to questions and problems in a timely manner.
- Representing the owner in any disputes, including court representation.
- Informing the tenant when their lease is nearing completion, and if desired by owner, offering renewal to the existing tenant.
- Ensuring all issues are resolved upon tenant vacancy, and handling security deposit issues as needed.
