HOURS OF OPERATION - I am available six days a week, Dawn till Dusk. If there's sufficient daylight for me to complete the exterior inspection, I'll gladly fit you into my schedule.

ALWAYS ON TIME - I'll always arrive at your prospective home a 1/2 hour early. I'll complete your exterior inspection and I'll be waiting for you when you arrive. I'll then walk you through every nook and cranny of the entire property.

HIGH TECH EQUIPMENT - I refuse to guess on any of my findings. I continue to utilize advanced high tech natural gas and carbon monoxide leak detectors, temperature sensors, numerous digital meters to include several moisture meters and an array of lasers, in order to confirm any of my findings throughout your prospective home. 24 HOUR REPORT - You will receive your highly detailed comprehensive inspection report immediately within 24 hours following your home inspection. My reports are highly detailed, very easy to read and categorized for easy understanding. I don't do same day reports, I provide to many digital pictures and details to try and do a quickie report. MAINTENANCE RECOMMENDATIONS - During your inspection, I will include many energy saving maintenance recommendations that will help to keep your home lasting forever and your mechanicals in top notch condition.

CUSTOMER SERVICE - If you have questions before or after your inspection, my phone lines are open from 8:00am to 8:00pm. I'll always give you the Personal Service you deserve.

E & O INSURANCE - I carry Errors and Omissions and General Liability this is NOT a requirement by South Carolina, I choose to carry this at considerable expense.

Areas of Expertise

Buyers Inspection-This is a full inspection where the report is given only to the buyer. The buyer must authorize me in writing to provide copies to third parties. Your real estate agent might be one, a family member or your repair contractor. You may elect not to allow anyone but you the client to receive a copy. This is your right under state law should you choose to keep the copy to yourself. Do not buy a home without a full inspection!
Sellers Inspection- Is a full inspection that can be made public. You may also elect to keep it confidential and that is your right as the client. You may pass the download link to anyone you like and your Real Estate professional can to should you give authorization for this. Home sellers want there homes to be shown and to show there are no major defects. Should the initial inspection find defects I will amend the report after I re-inspect and see that it was repaired correctly and no defect is present. It is going to be inspected, know before it gets a buyers inspection what will come up and deal with it on your terms. 

Periodic Maintenance Inspections- This type of inspection is performed every two years to assure the health of your family and the safety of your real estate investment. Periodic Maintenance Inspections are necessary to assure the integrity of your structure in-between storms and droughts, to check the building's integrity that may compromised by cracked beams or foundations, to visually inspect for wood-destroying insects, and more. This inspections pays for itself by cost avoidance, finding small problems before they become big problems.

Vacation/Rental Home Inspection- Have a home you leave vacant for any period of time? Want it inspected prior to returning deposits for rentals? I will do a full inspection to baseline the condition of the home. The periodically inspect the home (typically bi-monthly) for any damage, maintenance needs and file a report to you via email. This service requires a full inspection first with appropriate fee and a monthly service charge for each month I am required to inspect. If there is a major storm I will check it at first possible opportunity and get your pictures and a report. Typical monthly service charge is $75-$100 your fee may vary call me to discuss.

11 Month Home Warranty Inspection- You have a home warranty and it's about to run out what do you do? Get a full home inspection and make use of the warranty if defects are found. New Homes usually have a 1 year home warranty as well as existing homes. The potential to loose valid warranty claims far outweighs the cost of an inspection.

Phase Construction Inspection- This inspection is done with 5 Inspection milestones being inspected. Each home is evaluated and a price proposal is sent to the client. Today's builders are not hands on, it's all about using sub-contractors. Many short cuts are taken and workmanship in some cases is not up to standard. This is by far the best money you will spend by having "your" man on the job to look out for you. If you spend more than 200K for new construction you should really consider hiring a professional inspector who works for you.
