Dave Nichols assisted us with both the sale of our existing home and the purchase of our new home.  We were referred to him by a friend and he impressed us from the very beginning.  He returned that first phone call promptly, answered our initial questions clearly and set up a face-to-face meeting quickly.  From start to finish, Dave always made us feel like we were at the top of his to-do list.  As sellers, we were thrilled to receive 13 offers on our home, all within 5 days of putting it on the market. One offer stood out because it was a whopping $100,000 over our asking price.  To say we were eager accept is an understatement.  Fortunately for us, Dave patiently reined us in and explained how it was really a "bogus" offer, and that accepting it would eventually result in a lost sale because the house would never appraise for the inflated amount.  Even worse, by the time it all played out, the other 12 offers would be long gone and we would end up starting over and wasting months of our valuable time.  With Dave´s guidance, we accepted a genuine offer, still with a nice, fat escalation clause and sold our home for the highest price ever paid in our neighborhood.  Our closing went off on schedule, without a hitch, making it possible for us to avoid getting an expensive "bridge" loan.  Dave did everything we hired him to do and so much more. As buyers, we were overjoyed that the seller accepted our first offer, without any escalation clause, even though there were other offers.  Dave Nichols made it happen because he skillfully made our case to the sellers´ agent, explaining how our offer was really superior, and that the other offers were not as attractive as they appeared because of contingencies and other factors.
