Most mortgage companies just turn loose their Loan Originators on the public with little or no training, that is not the case with me, I ahve spent hours in weekly training meetings, instead of out on the golf course, so they can be up to date on the most current loan programs and offerings from wholesale lenders.  Also, I am more than just an "application taker," I mostly process my own loans which makes me more aware of the process, and more aware of potential problems that may arise, making the home loan process faster and easier for client and real estate agent.

I am a member of the Utah Mortgage Lenders Association (UMLA), Utah Association of Mortgage Brokers (UAMB), and The National Association of Mortgage Brokers (NAMB).

I believe that a mortgage on a home is a huge financial tool, therefore I treat the transaction with respect and care. I advise on the risks and rewards of various programs and I have become an advisor to the finacial aspect of home loans.

Out of state, the niche I utilize most is VA gauranteed loans, it has been a great boon for my business, the partnership I have built provides me with a tremndous amount of leads, they have helped me perfect my phone skills and provide me with a financial base to build the rest of my business upon. 

Within the state of Utah, I am currently seeking a select few Custom Home Builders and Real Estate Agents with whom I can build a lasting relationship.  I have a tremendous lead follow-up program that allows my Real Estate partners to pass off some of their busy follow up work to me, making their life easier, while increassing the number of transactions we both do. 

Because I am not married to one specific lender, I have a knowledge of a tremendous amount of programs, I don't blindly send every loan to "USWide" because they have a ton of products and they give me a SPIFF to send them loans, instead I find the right product for my clients.

Freddie Mac publishes a weekly survey of conforming loans that have closed within the past week, it's published rate is an average of the rates given on those closed conforming loans. 

As for HSH, I will quote them directly: "These daily mortgage rates statistics come from surveyed data -- not advertising. Our stats include loans of all sizes -- not simply conforming loans. This gives you a much better look at your market."
