About Us:

I'd like to introduce myself as owner and principal of ACT I & II, DRAMATIC STAGING. My name is Lisa Bozaich, I am a CSP, Certified Staging Professional as well as a member of the International Association and Greater Sacramento and Northern Sierra Foothills Chapters of Home Staging Professionals, ASP, IAHSP and I am a current member of the Real Estate Staging Association, RESA. I recently became a LGLS, I completed a course in The Green Build Science Program, Live Green, Live Smart and I am a National Affilliate with the Women's Council of Realtors.  I received my accreditation in 2005 and since then I have successfully and profitably staged many homes, professional offices, retail showrooms and coordinated as well as staged many events in the Greater Sacramento Area, El Dorado, Placer and Yolo Counties. And the American River Canyon/Highway 50/80 corridor and Tahoe Donner, South/North Lake Tahoe too! As a cabin owner in the USFS I am well aquainted with and abide by the rules and regulations of the United States Forest Service.

Just in case you are unfamiliar with Home Staging I'd like to tell you a bit about how we work and how ACT I & II, DRAMATIC STAGING can be of assistance to you!

Staging is the process of preparing a home for sale. Staging is not decorating, although we follow proven design rules, as stagers we are trained to evaluate and prepare a home inside and out, room by room and accentuate the positives a property holds while minimizing the negatives. We do not "cover up" problems; we develop solutions and a plan for action by the client or professionals, if needed. We get to be the "bad guy" instead of you! We delicately explain to clients that their favorite frog wallpaper border will have to go and we'll need to paint that lime green room!  We neutralize and depersonalize the home, turning it into a product that potential buyers can mentally move in to. By appealing to a broader market base the home becomes a property that is now highly salable.

•·   1st and most important;  The Comprehensive Detailed Report. Most Realtors use this as a Marketing Tool and include it as a service to their client. This report is a comprehensive, detailed set of "action items" for the entire property; inside and out, room by room. It guides your client through the property step-by-step and focuses on staging and design rules that will transform and prepare the property for sale.

•·     2nd;  After the property has been "staged", we take the pictures.The pictures are made available to you in whatever format required for use in your "Marketing Presentations." A "staged home" always displays better online and in print, they are free of clutter and other distractions. Only 12% of Realtors display up to 20 pictures of their listings, in todays market the prospective home buyer wants to see pictures of the property before committing their time and fuel viewing the homes in person. •·        4th;  We can provide a "Weekly Check Up" on the property. This service is especially helpful for vacant homes, so you can be confident that the "stage is always set!"

•·     Vacant Homes:  Emptiness is unappealing to prospective buyers, vacant homes appear cold and cavernous! By adding furnishings and accessorizing we give it color and warmth. Staging makes it inviting! Staging will define areas and size, it reveals the natural function of a room. We can "stage" from one room to the whole house, we have an extensive inventory of furnishings and accessories and relationships with several furniture rental companies. We work within your timeframe and budget concerns.

•·     Competition:  For comparable homes in the same market a "staged home" will show like a "model home" ready for the buyer to move right in. A "staged home" will attract much more traffic from the broker community.

Staging-To-Sell: From one room to the entire house; There is never a fee for a Staging Consultation Bid. We work within your timeframe and budget concerns. We have several optionsin our "Staging Consultation Bids." "Hands on Staging Services" are quoted based on each individual project and are priced by room or area.  We can provide a light "Vignette Look", a "Moderate Look" or a more heavily furnished and accessorized "Upscale Look." Staging is very affordable, we will happily work out a plan that will fit your budget. We try to utilize the homeowner's decor, when available and appropriate, enhancing with our inventory  where needed. Our "Staging Service" includes a "Staged Home Certification", posting on http://www.stagedhomes.com and www.dramaticstaging.com, with permission, as well as the property details and your contact information, the "First Open House Refresher and Setup". Access to the property and a monthly service fee are required when utilizing our inventory or providing the "Weekly Check Up" Service.

The Action Plan: The "Action Plan" focuses on issues that need to be addressed, inside and out, it often reinforces what you have already recommended, but will provide you with a "second opinion" to present to your client. Use this service to "fine tune" vacant homes, "refresh" before open houses, be confident your print pictures and "Virtual Tour "shots are displaying the property at it's best for your marketing presentations. This report is not as detailed as the comprehensive report and will be presented to you or your client at the end of the property inspection. The "Action Plan" does not require a follow-up or provide a "Staged Home Certification" or posting on http://www.stagedhomes.com/bozaich or www.dramaticstaging.com. This is just a quick report for items to be addressed and implemented right away!

The Comprehensive Detailed Report: This comprehensive detailed report focuses on all aspects of the entire property. It is a step-by-step set of instructions; inside and out, room by room to be implemented by the client. It contains before pictures and recommendations "action items" that will prepare the property for "Sale Ready." We will return for a follow-up at a mutually agreed upon time to inspect and assist in "fine tuning" for the best possible presentation. Upon completion of the "action items" the client will receive a "Staged Home Certification", after pictures will be posted on http://www.stagedhomes.com/bozaich & www.dramaticstaging.comwith permission, as well as the property details and your contact information. This is a great marketing tool. Many Realtors include this detailed report with their services. It also includes the "First Open House Refresher and Setup."
