Advice to Newbie Agents revisited by Endre Barath, Jr.

I was inspired by an Active Rain Contest to give one “nugget” which I thought would be the “most valuable advice” I could give a Newbie Agent.

This to me was more challenging to write. In my experience, it is much easier to give numerous nuggets or a list of key nuggets, rather than one point. The longer we are in this profession, the more advice we can give due to our years of experience in the Real Estate World. Needless to say twenty years have thought me a few things along the way which I could share.

Well, while I was contemplating, as to what is the most important point I could share with a Newbie Agent as I was reflecting, I recalled writing a post about this very subject a while back. The year was 2008 and the month was October (see enclosed link   Advice to a Newer Agent 2008              ) I have reviewed it for my own benefit, just to see what has changed and what advice I would give now vs. then. Seven years and an economic meltdown later and a Real Estate recovery on its way back, how if any changes taken place to my “wisdom” of then to now?

Since that post I have developed a more tolerant and patient outlook towards my fellow Realtors as well as my clients. From the seven points, I narrowed it down to then, I determined that I still consider those valid and current, hence based on those answers, it becomes easier to narrow down to one answer.

If I can only give ONE point i.e.: one nugget of advice the answer is:

Become a Specialist of a Market share you like. IF you could become a Neighborhood Expert, or a Condominium Expert it does not matter what you choose, the key is you have to be passionate about it. Be the most knowledgeable and best agent for the particular topic. When buyers and seller see and recognize your expertise, you will not have to chase after them they will come to you. Try to choose well, because it will be with you while you are in Real Estate and history proves those who stay in the profession last a long time.

 I so agree if you are passionate you will sell! I hope you and Diane are having a good weekend it was a very wet one for us but we needed the rain so no complaints!

In real estate one can discover a niche in every market.  I know there is an agent selling mobile homes. He has about 30% of listing in the entire county.

That goes with condos. You are the local expert. One has to be consistent and passinate about what you do. clients do not want to hear I only get $1,000 for doing all that.....
