It reminds me of a lesson taught when I was a young Head Nurse and had the opportunity to be trained along with the new interns and residents.

The Chief of Pediatrics

 (Murray Kappleman  author of

 Signals, What Your Child is Really Telling You) 

wanted these young doctors to show they were confident in their diagnoses.

Dr. Kappleman wanted them to make their best trained diagnoses but sometimes doctors, young and old, make mistakes.

When giving a diagnoses of mumps, give it with conviction and the next day when the child comes back with an obvious case of measles...you change that diagnoses with the same conviction. Parents are looking for the expert. They are scared and need assurance. A wishy washy doctor does not give any kind of assurance to an anxious parent. 

How does this relate to real estate?

You are the expert and your clients are counting on your experience.

 Give your best trained advice and give it with confidence.

Margaret ... I like the analogy.  We are human. We make mistakes. We all make them not matter what our profession.  We learn from them and grow. We must be confident in what we do ... and if we don't have confidence then we need to get better at what we do and build our confidence.

Hi Margaret - Excellent advice. Clients can tell when we're uncertain and it doesn't do anything positive for their peace of mind. If we can make an educated judgment, it's best to do it with some confidence.

It is an old story. We took our very sophisticated and refined client to the restaurant. It had an absolutely gorgeous view of the area from the 29th floor, but the food was hit and miss (and sometimes I want to say "hit and run" :).

A waiter came and asked whether we would like a dessert. He then listed what they had and there was New York Cheesecake on the menu. Linda turned to him and asked whether it was lite or heavy. The waiter responded without hesitation "It is lite". He was looking at a very slim lady, and figured that this would be the right response...

 - young man, there is no such thing as lite New York Cheesecake if it is a real thing...

Sometimes when people are asking you a question, they are simply testing you. Sometimes the answer "I do not know" is a smart one. But I do not know how to say "I do not know" with confidence :)
