What the heck is CURB APPEAL?

The first question is "What is Curb appeal?" The basic definition is the attractiveness of a property as viewed from the street. Although one of the most important factors of any home, it is often over looked by home sellers and their agents? What? How? Why? you may be asking...

 

The lesson can easily be seen here in the Manchester NH area Home Market. The result is often a home is delayed in selling, it does not sell or sells for less than it should have.

 

The biggest factors in CURB APPEAL are:

 

LANDSCAPING: It is important to have a lawn that is green and plush here in NH. Watered, trimmed and weeded, fertilized and cut. Front bushes and hedges should be cut or pruned neatly, the trimmings picked up. The yard should be free of debris, junk or garbage. That means no old cars, campers or boats too.

 

As we sit in the dead of winter, of course the lawn is covered by snow. That means your driveway and walks should be shoveled and Ice Melt used to get down to pavement or cement.

 

THE FRONT ENTRANCE: Your front door should say WELCOME or else it can make a buyer step on the gas and keep on driving when they DRIVE BY the home. The screen door should be newer, no ripped screens and or peeling paint. The front door should be be like new, cleaned or painted if necessary. 

 

EXTERIOR PAINT: Most homes here in NH are vinyl sided, and that means you should power wash the siding to be free of dirt or mildew. Those with wood siding or cedar shakes, should be painted or stained, free of peeling paint or rotten boards. 

 

It does not take a great budget to make a home more appealing. It does take some work and can be done by you. Just think as you drive around and can sure spot those homes with dead lawns, over grown bushes. It's screen door hanging by one hinge. Paint peeling on 2 sides.

 

The problem starts with and finises by knowing what needs to be done and that you need to do something. It can be as simply as asking your agent what you should do and get tips on what is right for you.

 

 

We all know that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job.

Good morning Scott.  Curb appeal is very important.  I had several prospects during my career who said "I don't even want to look" when we pulled up to a home without curb appeal.  A very important factor.

Same here Carol Williams and often it is easier to show homes with poor curb appeal rather than a hood one. Put the 2 together and good curb appeal will make the home stand out

Over the weekend we showed a buyer a home that was listed in diamond condition. Yes, the inside was...but the front screen was ripped and hanging off the hinges. Too bad the agent and seller didn't think about fixing before listing.

A shabby, unkempt home is not going to garner excitment by buyers.  If buyers pull up with a sense of dread, it doesn't matter what the inside looks like most times.  No many people want a project, inside or out.

She is really good Will Hamm but had reached a point where if she was going to excel nationaly, it was the only thing she could do 7 days a week 365 days a year. She chose to have a life.

Scott great post. Curb appeal outside is so important to buyers wanting to go in and see more. If it looks like a dump then they might just say...........let's pass on this one and move on to another home.

Hi Scott, great post. Good curb appeal not only reveals itself to people doing a drive by or pulling up for a showing, it also reflects in the listing photos that are often the first thing prospective buyers see of the house.

Sellers can do little things that will greatly improve the curb appeal. It is hard to sell a home if you can't get the buyers in the front door.
