As an Exclusive Buyer's Agent, I (and my company) NEVER take listings. This means I never have to say "I'm sorry, but I have a conflict of interest with the seller and can't help you negotiate, but I'll be happy to do whatever you want to do." Why use a professional who can't give professional advice? I can also give professional advice about the properties I show because I don't have to worry about compromising anyone's interest. As the buyer's agent and advocate, I'll tell you anything I can find out about the property, its sellers, their motivation (it's sometimes easy to find out) and at the same time protect the BUYER'S confidentiality. The sellers won't hear anything from me about my buyers or their motivation to buy.
New Idea Realty Services, LLC exists only to work with Home Buyers. We will never work with Sellers. Sellers are not bad, just not who I want to work with. I don't want to represent properties, I want to represent people and at the highest level, therefore, we will always be Exclusive Buyer's Agents. Think of us as consumer advocates. More importantly, they need to know that they have someone on their side who has the information they need to make this important decision, and are entitled to exclusive representation at no additional charge.
