All of our inspections are conducted in accordance with ASHI (American Society of Home Inspectors) standards by thoroughly trained, experienced professionals. Our inspectors are the most qualified people in the country to conduct EIFS/Stucco inspections because all of our inspectors are experienced EIFS/Stucco masons.

The Potential Problem with EIFS...

The potential problem with EIFS is that moisture can get trapped behind the highly water resistant material with no way out. This can cause the framing to rot and foster the growth of mold between the exterior and interior walls. Damp and rotting wood is also a prime target for subterranean termites. It should be stated that the potential for these conditions exist with any type of exterior siding product be it brick veneer, wood, or vinyl siding. The potential for this condition with EIFS however can be exacerbated by its superior water resistance. Once moisture gets in, regardless of its origin, it usually has no escape.

The main locations where water tends to infiltrate into the framing structure of a building using an EIFS is around doors and windows, where the roof connects to the EIFS (roof flashing), and below extended exterior deck connections. Also, any moisture from within the home trying to find a path out will likely be thwarted by the EIFS.

The EIFS industry has been plagued by class action, and individual lawsuits (particularly in humid climates). The public's confidence in the products have been shaken to say the least. The lawsuits contend that the problem is with the nature of the product and the manufacturers contend that sloppy installation and poor maintenance are the culprits.

It is my pleasure to write this letter as a testimonial of the effectiveness of Rob Santana and OPC.

I have been a property manager for over nine years and am a principal owner of Lionheart Realty Ltd. Our company has been involved in building envelope renovations on low-rise and high-rise residential condominium complexes for quite some time. I feel confident that we have the expertise to judge the effectiveness of the various types of building envelope consultants, engineering, project maintenance, etc.

The writer contracted OPC to perform a complete and in depth evaluation of the building envelope for residential strata corporation. The complex is a high-rise of thirteen stories, is EIFS clad and has punch and window wall construction. This inspection was done within the prescribed time frame and with a minimum amount of fuss and bother to the residents of the complex. The inspection report proved to be more comprehensive than expected and was complete in dealing with all areas of the building envelope.

As you can appreciate, after spending approximately 1.5 million dollars in renovations, the Strata Council members were very concerned that the report was reasonable in its findings. The report was forwarded to the strata's structural engineering consultants for their perusal and response. The engineers stated that the report was very comprehensive and extremely well presented. The content was deemed reasonable and accurate.

Rob Santana is very easy to work with, is professional in all ways and, we feel, is totally competant due to his knowledge of building envelope construction and the ongoing maintenance requirements.
