About Us:

I have been in the mortgage business for over 20 years and working in the Eugene/Springfield area for more than 15 years. I am a native Oregonian and a specialist in Government Lending Products. I am a Vietnam era veteran and work hard for my comrades in arms to help them find suitable financing.

At Alpine Mortgage Planning, we are not just concerned with placing you in a loan, we are also concerned in helping you with liability management and wealth creation. I live in Springfield (Thurston) and am a recent widower. I find it difficult to keep all of the flowers going that my wife planted, but do my best. Since I drive a small pickup, I have small dogs, a minature poodle (Peanut) and a Shi-tzu (Gracie) that keep me company. Because of that, I am available to meet with people almost anytime, weekday or weekend. The thing I sell is my time and my knowledge.

Areas of Expertise

I am a government loan specialist. I was doing FHA loans when everyone else was promoting sub-prime loans because sub-prime was easier. I work with all phases of FHA, purchase and refinance. With the new FHA reverse mortgages coming on line and the FHA Secure for those that got in difficulty with sub-prime loans, this makes quite an arsenal. FHA loan limit in Lane County was recently raised (temporarily) to $343,750. Cash out refinances are available up to 95% loan to value. Effective Jan. 1, 2009, the Lane County FHA Loan Limit will be reduced to $271,050.

I also offer the Streamline FHA 203K that is ideal for bank owned and foreclosed properties. It allows repairs to be done after closing. This is also good for purchase or refinance transactions. Starting Jan. 1, the FHA Reverse Mortgage will also be available for real estate purchase transactions.

I also highly promote VA loans for those that qualify. With the new requirements, this means that only 3 months active duty are required to qualify for an VA loan. These are available with no down payment up to $417,000. Cash out refinances are available up to 90% loan to value.

The only other true 100% purchase product at this time is the USDA Rural Guaranteed program. This is income and location driven. Give me a call and we can qualify your income and discuss areas this is available.

I work closely with the Springfield Home Ownership Program and the Eugene Homeowner Assistance Program. We are also able to broker Oregon Housing and Community Services (Oregon Bond) loans. Additionally, the USDA Rural Program is available to 100% financing for homes outside the urban growth boundries of Oregon's major cities.

I also like closing easy conforming loans as a change of pace. LOL

I also offer training for Realtors in several areas of mortgage lending. One of my most requested training is in FHA lending. My powerpoint and question and answer delivery has been very well received.
