I have been making a living in the real estate/mortgage business since 1985. When I started originating FHA loans, the required down payment was 5% minus $500 and automated underwriting wasn't a gleam in anyone's eye. This down payment requirement barely slowed us down, however our average home price was about $70,000. I haven't pulled out the calculator to see what that is in today's money.

I am an FHA mortgage specialist. Subprime mortgages are just about gone from the marketplace today. FHA mortgages allow borrowers with credit issues to buy homes and to refinance their homes to get a better payment or consolidate debt with low fixed interest rates.

My specialty has always been working with two groups - first time homebuyers, and refinancing homeowners who have had credit problems. FHA mortgages have always been a perfect vehicle for both.

My wife had some health problems when
our son was born and was out of work for
6 months. This really caused our credit to
suffer. We thought we would be stuck in
our apartment forever. Our lease was
expiring and we needed more room. We

We sold our home, but did not come

home sales are slow, we wanted to
