My professional home inspection report helps lend credibility and stature to the image of the real estate professional. It tells customers that the firm and its sales associates are genuinely concerned with the best interests of both buyer and seller, thereby reflecting on the real estate professional's integrity.

My inspection report is easy to read and understand. All reports come with a CD that includes digital photos and video of the home, a Home Care Guide, and other useful information for the homeowner.

Inspection reports are usually delivered via email within 2 - 4 hours after the inspection is complete. A full color, bounded, printed copy of the report is delivered within 24-48 hours.

I record all model numbers and serial numbers of the installed appliances and check for active product recall notices.

I am available weekends and take last minute calls. I will schedule your client's inspection quickly.

I do not charge for cancellations.

I can schedule the WDO inspection.

I have lockbox access.

I can accept MasterCard/Visa and AMEX, as a convenience for the client.

I go the extra mile. I wear protective foot covers in all homes. When I have inspected a home, the only evidence of my being in the home, is my business card.

I will provide you with an easy to read and understand inspection report. I will take digital photographs of the home, inside and out.  I will also take a video of the home, this information is helpful for insurance purposes. I will also provide you with home safety and home care information.

New Home Inspection
Because the quality of new construction is often not what it used to be some years ago, many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase, helps prevent unpleasant surprises after you move in.


Pre-Sale Inspection

Whether you are selling your home on your own or using a realtor, it's always a prudent idea to have a professional home inspection. Knowledge is power. All homes have strengths and weaknesses: we help you answer how serious the problems are and which must be immediately addressed and which can wait. The more you know about your home, the more prepared you will be for negotiation.


1-Year Warranty Inspection
Most builders provide a one year warranty for new construction. Generally during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain a home inspectors list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.


Previously-Built Inspection
The best way to ensure that you are well informed about the strengths and weaknesses of a property is to have a professional home inspection. Home inspectors are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify issues which require immediate attention.

Construction Inspection
If you're building a new home in Arizona, and living out of the area, I can monitor the construction in your absence. You'll have the peace of mind knowing that the construction of your home is being carefully monitored and reported to you on a regular basis.
