Introduction & Overview

A little bit about me...
I have been a licensed Attorney Broker in the Commonwealth of Massachusetts since October of 2004. The skill sets I have today were established in large part through prior employment in the fields of engineering (WPI BSChE 1974) and law (Suffolk University JD 1994). This experience has been complemented with extensive real estate sales training which enables me to provide a high level of professional service and successful results for Buyers and Sellers with residential real estate needs.
It is important for me to not only perform in accordance with my clients' wishes, but also to ably advise them and to act as an advocate on their behalf to protect their rights and interests during the sale or purchase of a home.
The added value I bring in every case is based on developing an understanding of my clients' goals, applying local market expertise and working with a preferred network of seasoned professionals including, among others, real estate colleagues, attorneys, mortgage consultants and tradesmen.
I also recognize that a very important key to customer satisfaction is communication - I don't know anyone who likes to be ignored!
Delivering real estate success to my clients provides me great pleasure and I truly look forward to many more years in this business. Please call or email me whenever you need some real estate guidance. I will always be delighted to hear from you!

Gary

Overview...
BUYERS should carefully consider the length of time they may need to take ownership of a new home. So how much time does it take? Several months might be required just to identify the right home in the right location and at the right price. Add to that the cycle from first offer to final closing and delivery of the new home – this part of the buying process may last up to 2 months and sometimes more depending on the special needs of either the buyer or the seller in settling the transaction. This is why the buyer, if at all possible, should start taking action as much as 6 months in advance!
Another important point following the decision to invest in a new home is that the best place to begin home search activity is not necessarily by looking at homes on the market. Financing is the key that determines the shape and scope of any home shopping. A buyer can only move successfully forward knowing his or her limits of affordability.
What are the benefits of looking at homes that turn out not to be affordable? There really are none. In fact, it can be quite painful to become emotionally tied to a home and then discover that it's out of financial reach. For this reason, real estate agents will not usually devote much time to buyers who have not been pre-approved for a mortgage or who do not have certifiable cash funds to make their purchase. At a minimum, buyers should know their credit score before requesting their agent to make showing appointments.
If you want to learn more about mortgages and how they work, you can begin by reading the mortgage primer at this link. You can also present your questions to a licensed mortgage professional to get a free, no-obligation consultation about how to best proceed to the purchase of your new home. If it's determined that your credit score is a problem then take a look at the FAQs for credit improvement under federal law.
Once qualified for financing, the buyer can start a serious review of the home market. Many real estate websites with home listings are directly connected to the Massachusetts MLS PIN (Multiple Listing Service Property Information Network) and are searchable based on personal preferences for price, location and home details.

SELLERS should begin with an understanding of the value of their home in relation to the current local market. A broker price opinion or professional appraisal will provide indispensable insight into how to price your home for sale. If you're a do-it-yourselfer, you can learn more about handling your own home sale at this link.
Does your home need repairs? A seller would be well advised to take a pro-active approach to finding out what might need attention by commissioning a home inspection. Knowing the extent of repair issues up-front can help avoid an unfortunate impasse with an interested buyer at a later point in negotiations.
Is the reliability of any home system components or appliances in doubt? The purchase of a transferable warranty to cover these items may be an inexpensive way to get the buyer past the tipping point of making the purchase instead of walking away.
The seller should also give some thought to curb appeal and the interior appearance of their home. Some easy and very affordable actions such as de-cluttering, painting and keeping the lawn mowed can ensure a favorable overall impression and stronger desire for the home on the part of a buyer. The success of either the buyer or seller depends strongly on their depth of real estate knowledge and willingness to solicit professional advice at each step of the home purchase or sale process respectively.
