Seasoned Real Estate Agents located in San Antonio, Texas specializing in working with military families that are moving in our out of the area, first time home buyers, luxury buyers and sellers and just ANYONE looking to work with the Best in town.  I (John) just love listing homes and selling them - I find it fun to see what the competition in the neighborhood is selling their homes for and just doing what needs to be done to 'Get It Sold'  I think having a great understanding of the market is critical when listing a home - How can you determine a price if you don't know the comps in the area.   It's important to be honest and up front with sellers - tell them the way it is.   I am also the Technology Director here at Keller Williams and do training on all things technology, lead generation etc etc.   But don't spend all your time doing social media or you will forget how to be a Realtor!!!   I am amazed at how many agents don't even know how to do a comp or write up a listing but they sure can post on Facebook!!!  Scary!!

 

Currently I am in the position of Director of Technology at Keller Williams San Antonio Cityview office where we have approximately 500 agents in our main office and six business centers.  My main responsibility is to train and coach agents on how to lead generate, how to use technology to enhance their business and showing them that 'tech' stuff isn't as scary as some think.   My goal is to help build businesses.  It is my joy in life to see a smile come across an agents face when they finally get it - How fun it is when someone can take a short video with their phone and upload it to Youtube in minutes and they are just floored.  That is why I do this.  I took on this position because there was a need in our office for someone who knew real estate but also new technology and most importantly - knew people.   Having a heart to serve is something I have always been built with so coming from a position of contribution came easy for me.   I desire to do more coaching and business building and down the road manage a Mega Team of my own - teaching and coaching along the way.

A little bit about us - Irma and I were married on 10/10/10 so you can bet I would never forget that date.   It’s amazing how you can go through life thinking that you have it all until you meet the one that makes life worth living.   Than you see what a gift we have.   Why am I sharing this with you in my profile?  Because I want you to know what kind of people we are - loving people that truly care about our clients.   We never think if people as strangers but more as friends we haven't met yet.   I think it’s so important to treat everyone equally no matter what size or price of house they are buying or selling or what area they might be looking in.  Irma just loves working with buyers and has mastered the art of FINDING the hidden gem in the pool of listings that appear on an hourly basis on the MLS.  She just knows when something special hits the market and makes sure our clients find out about it pronto and sets up a showing sometimes the same day so we don't miss it.   We owe it to our buyers to be on top of the market and Irma surely does that.  

 

I on the other hand just love Listing and Selling homes (which is why I have the nickname Get it sold!  I have had that name for YEARS and it has seemed to stuck with me.  Now don’t get me wrong – I love working with buyers because I just love to negotiate and get the best ‘contract’ together for my clients.  Understanding the market is critical to both SELLING homes and BUYING homes.  I believe you must know what the inventory is, what the recent sales were, what the demand is in the area and know what the sellers/buyers motivation are (no matter which side of the contract you are on).

One of the great areas in San Antonio is the area known as Stone Oak.

Stone Oak is an affluent master-planned, deed restricted, multi-use development in far north central San Antonio, Texas, USA.  Stone Oak is north of Loop 1604 and west of 281. The district is known for its gated-communities, 24 hour security, and well landscaped medians. For privacy, many of Stone Oak's communities are gated and fiercely guarded.

The area has many large and small shopping centers catering to the residents' needs. The Dominion, Alamo Heights, Olmos Park, Terrell Hills, Hill Country Village, Monte Vista, and Stone Oak round out San Antonio's top affluent neighborhoods .  Stone Oak is also home to the Canyon Springs Golf Club.

Neighborhoods in the Stone Oak District south of Overlook Drive are served by North East Independent School District. A small portion of Stone Oak neighborhoods north of Overlook Drive are served by Comal Independent School District. Irma is an Accredited Buyers Representive (ABR) and just is a true buyers agent who does start to finish one of the best jobs of taking care of her clients.  I have to hand it to her as she just has an instinct for finding things that might be hidden to others.  I as I have probably said before love selling homes - homes that others just struggle with or haven't been able to 'coach' the seller to understand the market (of course some sellers are under water in their homes and in these situations we would work with them and their lenders to discuss the possibility of doing a Short Sale).   I am a USMC Veteran as well so I understand what is involved in the relocation of our service men and women.       I have a Bachelors Degree in Business from Univeristy of Phoenix as well as an engineering background in Telecom and Networking.   I get asked quite often when working with other agents as to why I am at KW and why do I stay?   I think it's the people.  The agents here at KW (in my office of 500 or so) all help one another.  There isn't a competition amongst our peers - Agents come to my classes all the time and are just amazed that as an agent myself why would I give away all my secrets!  They are not secrets - They are tried and true actions that others like myself have proven over time.   Honestly if I wasn't and agent and didn't practice and try all the things I 'teach' how can i be credible?   Exactly.  So thats enough of me - Now to learn a little about why I chose Keller Williams San Antonio-Cityview office.

My wife and I recently wanted to sell our house in Northwest San Antonio, since we had moved to Boerne, Texas and had built a new house there. We were planning to have the house listed with a realtor who last year had sold my parent’s home. 
 
Before we were able to contact our realtor, we met John Nelson of Keller-Williams. John had recently moved from California and established his residence in Boerne. After discovering he worked for Keller-Williams and witnessing his enthusiasm, natural salesmanship, and great communication skills we asked him if he would list our house for us. John agreed and within two days came out to evaluate the house.
 
During his evaluation visit we learned the positive aspects of our house. He also pointed out a few items we needed to correct prior to “showing” the house. Following his advice we corrected a couple of problems and prepared the house to be listed. 
 
Several days before the house was to be listed John called and asked if the house could be shown since he (John) already had an interested buyer. We agreed and the next day John
contacted us and informed us the house had been shown and the prospective buyer wanted to make an offer when we decided on a final listing price.
 
John met with my wife and me and we decided on a listing price and then listed the house. John actively “marketed” our house and conducted several showings. Within five days John received an offer from the first person who viewed the house. He also had another couple who was very interested in making an offer. Seven days after listing the house we had a contract on the house, which resulted in a final sale 30 days later.
 
In closing I have known many excellent realtors, but I have never know a realtor who
is as effective and successful as John Nelson. His enthusiasm, positive attitude, professionalism, excellent communication skills, and the ability to “fit the right home to the buyer” place him in a “league of his own” as an agent with Keller-Williams.
 
If in the future, near or distant, you plan to sell your home I encourage you to utilize the talents of John Nelson and Keller-Williams. You will not be disappointed. As he has on his business card, “Never Strangers…Just Friends That Haven’t Met Yet!” John Nelson will be “your realtor”, but more importantly will be a friend who is “ always there for you” during the process of the sale of your home.
