Description
No matter where you live, I'm only a phone call away. Just remember, I care about families - especially yours!

Your Rochester area Agent

I am  a native of the heartland and was raised in Iowa by a farming family where hard work and traditional values are treasured.  As a young adult my Government job transferred me to Upstate New York - Syracuse.  Thus followed a move  to Rochester where I continued to work for several agencies in the Judicial and law enforcement system.  My passion for the past fourteen plus years has been real estate.  I am a mother of two, love Golden Retrievers, my three grandchildren and walks in the park.  As a multi-million dollar agent, I am here to provide quality service to customers and clients and my mission is to make their decision as stress-free as possible.

I have over fourteen years experience in all phases of real estate - primary residential, townhomes, condos, investment properties, waterfront and more  - I will be your advocate - helping you make that very important life-time decision of buying a home.  After all, it is your money!   I am there from the beginning all the way to closing, and even beyond.  This is my life - I love it because I love to work with people.    I always make sure that my customers are getting the very best - after all, you deserve it.  Let me help make it a stress-free process.

For those who so bravely help us in the military, firefighters, and police officers, I have started a new program by helping you with your closing costs.  All I ask is that you work with me and you will be reimbursed at time of closing.  Email me for details.  Interested parties must be legitimate.

My portfolio also includes a new family-owned company www.rochestertenantplacement.com where we match landlords and tenants.  We cover all areas of Monroe County and especially the University of Rochester area.  For you landlords, contact me for additional information.

Areas of Expertise

My areas of expertise are numerous -  full-time  Associate Broker - I work for you and with you.  This will be one of the most important, major decisions you will make.  My commitment to you is to guide you through the process from beginning to end to make sure this is the right choice for you.      I can help guide you in the right direction.  For the first-time home buyer, I work closely with each of you.  Just in case you wonder:  I recently was interviewed by a young couple who had been given three agents' names.  They did interview two other agents (come to find out one agent was sitting in the waiting room in the agent's office for an hour while the buyers were sitting there at the same time and the agent finally decided to approach the young couple).  We met and I  asked them if they had been informed about certain scenarios (questions they should have been asked by other agents).  When they both responded 'no', I stepped out of the room to give them time to discuss the situation.    I came back and they said, 'we have a question' .  The question was will  you work with us?  Just closed on their house today (11/20/2009) and they are extremely happy.    I treat buyers or sellers as a member of my own family.  It is not my money - it belongs to you and I want to help you make the right decision.

Testimonials

When I first decided to place my home on the market, many people asked if I had decided on a realtor. I knew that the market in my area was difficult and it would require an aggressive realty company and an equally aggressive agent. To their amazement, I had already decided on what realtor even before I made the final decision to sell, and that person was Ginny Hurlbutt. Since I had seen her "work your magic" on securing a first home for a relative of mine, I knew right away that she was the one for me. I thank her for all of her support throughout this sales process. From start to finish she was there for me and she made my life much easier. Her professionalism is beyond reproach and I would recommend her and RealtyUSA.Com to anyone interested in either selling or buying a home. Not only did I get a great realtor, but I also found a wonderful friend..Thank you for everything,

 Bill Pulver (Undersheriff-Wayne County (retired)

After my experience with Ginny I would strongly recommend her advice as a sales agent.  A little over a year ago we had a carpenter work on our house and in passing conversations ,when I told him we might have to sell my Aunts house in the city, Rochester,  he told me he had worked on the home of a really nice lady who happened to be a realtor  and he just happened to have her card with him . A short time later , after much thought, I called Ginny. Now mind you, I trusted realtors as much as I trusted car salesmen. I never had to deal with any and dreaded the idea. I didn't know the first thing of what to expect but that all changed after our first visit. She made me feel very comfortable, listened to me and made suggestions  as if we had been previous friends. As a matter of fact, the lawyer handling my Aunts estate thought I should call one of  two of Nothnagles agents that he knew ( I assume friends)  to give them the business when the market was slow.  To appease him I called both of them but they both were exactly what I didnt want to deal with.  I dont like people talking over my head and assuming I understand all the business aspects of selling property. Ginny , on the other hand , was not like that at all. She knows her profession and wants the best for you. She has really helped me along the way and I would not hesitate to refer her to anyone else or call her again if I needed her. At present we are closing on my Aunts house.         Sincerely,  Pat Martin

We just had to write and let you know how much we appreciate the super job you did in representing us during the sale of our home. This was not an easy sell. This home, designed and built by us and obviously very special to us, demanded a discriminating buyer who could not only appreciate its uniqueness and superlative setting, but who could afford it and be willing to pay for it. The other realtors we worked with had approached the task eagerly and then seemed surprised that a buyer didn't just appear out of nowhere! We lost valuable time because of their inability to handle a property of this caliber. It needed to be marketed effectively in order to have any chance of selling and your efforts were right on the mark. From local advertising to virtual tours on the net to the Wall Street Journal, our home was there to be seen by these elusive buyers. And with the utmost tact and a touch of humor, you were able to deal with all these difficult people (including us).We especially appreciate your ever-present pleasant attitude and professionalism. It made the process as painless for us as it could be. And thanks to your good work, we ultimately had two serious buyers. What more could any seller want? We thank you for all you did for us - and for being our friend.Lee and Charlotte S. (formerly of Honeoye Lake, New York - and now happily residing in 'The Villages')

When my husband and i were considering buying another home, my niece recommended ginny since she had just bought a house from her.  Ginny was everything my niece said she was:  efficient, organized, personable, and most importantly, available whenever we wanted to view a specific home.  it did not matter if she recommended a home to see or if i found houses on the internet, i just gave her  a call and she made time for us.   there is no way you could go wrong in choosing ginny as your real estate agent.  if you have any questions, please call me at  xxxxx . good luck with your house hunting.  it will be worth it!     nancy olivo

Dear prospective home buyer:

My wife and I have dreamed of owning our own house, as we were sick of all the negative aspects of renting.   We decided to pursue this dream when I was offered a job in the Rochester area.  At that point, we began what we suspected
would be a very stressful process, and the beginning of that process was finding a realtor.  My mother, who I respect more than anyone is this world, had recently just worked with a realtor in the Buffalo area who she trusted very
much.  She inquired whom he would recommend for us in the Rochester area and he suggested we contact Ginny Hurlbutt.
Based on her website, Ginny's "track record" was very impressive, however, it was after getting to know Ginny personally that we realized what a remarkable individual she is.  From the very start, she turned the "stressful process" into something that both my wife and I could understand and eventually enjoy.  Ginny listened to all our needs, made some recommendations, and earned our trust through honesty and hard work.  She is ALWAYS available, as I
contacted her countless times with questions that needed answers, and she always came through.  I was particularly impressed with her knowledge of the ins and outs of the home-buying process.  In the end, Ginny's professionalism
allowed us to receive a very good deal on a beautiful house.       Ginny was never pushy or made us feel rushed at any time.  She reserved her comments about houses until we asked her for them, and truly let my wife and I decide what house would be best for our family.  If you were looking for one redeeming trait of Ginny that made the most impact with us, that would be trust.  Home buying is a major decision, and having someone "on your side" is invaluable.  Ginny was, and continues to be, that person for us.  Since the purchase of our house, my wife and I have developed a friendship with Ginny and
have even felt comfortable asking her advise in matters outside of home buying. I would highly recommend Ginny as a realtor and respect her as a person.
