We initially found Silvercrest Realty on the internet during our early research on the short sale process. Their website came up repeatedly as being extremely relevant when googling short sale terms and including the larger San Diego area. Not surprisingly, their website is extremely useful and addressed many of the concerns and questions at the top of the list for homeowners considering a short sale. Predicting that they might be just as helpful in person, we called for a free consultation with Ms. Shannon Keatley. After having a phone conversation with her, we gained the confidence and reassurrance we needed to move forward with a short sale. We knew that this was our only way out of our situation.

There were several things that she said to us that really helped us determine she is the right person and Silvercrest Realty/San Diego Short Sale Experts is a reputable company. She said something like "we will not ask for any upfront payment for our services and we only get paid if the short sale succeeds" and she said that the company's compensation is generally built into the closing costs that the lender agrees to pay for. Their website also contains warnings to consumers about companies who want you to pay upfront. She also very kindly suggested for our benefit that we consult with a lawyer and a tax consultant or accountant, which we did and felt that everything lined up and checked out as she said.

We were very impressed with Ms. Keatley and her partner Mr. Glen Henderson. Between the two of them, they provided seamless coverage 24/7 when one of them was out of the office and we usually received answers to our email questions or return phone calls within an hour. Although the entire process took awhile (because either the buyers dropped out or the lender changed loan services), they worked very hard the whole time and received no direct payment from us. Our lenders switched loan services several times during this process yet they continued to pursue our short sale case with the persistence and strategy needed to succeed. We can only imagine that dealing with the lenders and their representatives can be quite frustrating and if your chosen representative is not experienced or loses their cool with the situation, it could easily turn into a "denied" case simply because of a failed interaction between your representative and the lender's representative.

We would highly recommend Silvercrest Realty/San Diego Short Sale Experts for anyone considering a short sale and have no reservations whatsoever with their business model or interaction. They are very professional people and have extensive experience in handling short sales - we wouldn't recommend settling for anything less. They are also very nice people and despite our barrage of questions, there were never any hints of impatience or frustration with us.

Their knowledge of the short sale process is excellent. My wife and I had a lot of questions and uncertainties but Shannon and Glen explained everything. Their knowledge helped put our mind at ease. To short sale your home is a difficult decision. Shannon and Glen provided the information needed to help make that decision and without being pushy. I respected that about their team. At every meeting or phone call, we were ALWAYS asked if we had any questions. They took the time to answer all our questions every time. In addition, they had a team of experts (lawyers, CPAs, etc) for us to consult if we had additional technical questions that they could not answer.

When we were in the short sale process, Shannon and Glen handled everything. It was nice to know that you had a team of experts managing this stressful process. We were given regular updates. I owned a rental property that was upside down by more than $200K due to the declining market conditions and, with a new baby on the way, the expenses were getting to be more than my wife and I could handle.  We were therefore desperate to get rid of the property any way possible. 
 
Thankfully, we were fortunate enough to come into contact with Shannon Keatley and Glen Henderson of Silver Crest Realty.  They advertised themselves as short sale specialists.  Having already contacted another so-called "short sale specialist," I was skeptical, to say the least.  But upon meeting Shannon and Glen, I was put at ease by their professionalism, confidence, and expertise.  It is rare these days that I come across a group who does what they say they will do in a timely manner.

They also took great pains to ensure that I was financially protected throughout the transaction.  As an example, they ensured that my lender waived all deficiency rights against me.  That was an essential part of the transaction.

I spent a lot of time trying to figure out the best thing to do in my situation and after deciding to try a short sale I met with several agents, but Glen and Shannon were the only ones that seemed sincere, honest and the most knowledgeable about the entire process.  We had a couple of offers. Because our old home was obtained through an inheritance, we were unfamiliar with home buying process and consequently quite nervous about all the things we did not know.  Glen was very patient with us and explained everything that we needed to know clearly and thoroughly, and he was quite knowledgeable about the ins and outs of the process.
