A transplant from Upstate New York, I have called Mt. Pleasant home for the past nine years. Married with grown children, my wife Ann and I enjoy the Mt. Pleasant lifestyle and relish in the deep history and hospitality that is found in the Lowcountry.

Like many of you reading this, I came to Charleston for a brief stay in January of 1997 and fell in love with the area. The friendliness of the people, the smell of the marsh and roar of the ocean all drew me to Mt. Pleasant by spring of that year.

I found the real estate profession a little later in life then most. While raising my family I was employed as a Lieutenant with the NYS Department of Corrections. As a former elected Mayor of the Village of Cobleskill in NY, former Boy Scout leader, board member of more associations then I can remember and small business owner I feel I can be your greatest asset during your buying or selling experience.

New Home Buyer Information

Buying A New Home From A Builder?

Are you contemplating purchasing a home in a new development or subdivision? If so you need to know the facts about who's actually looking out for your interest. It sure isn't the agent behind the desk.

You may think it isn't that complicated buying a home in a new subdivision, find the house, sign the paperwork, use their mortgage company, appraise the house using their appraisor, walk through the house with their inspector,  close on the house using their attorney, move in the house by yourself. Done deal right? Hardly!

Everything a builder does, and everybody a builder employs or contracts with, including the agent at the sales center is there for one reason, to make as much money as possible for the builder. No one on that site is there to represent you during your purchase. Sure they are friendly and helpful, but when it comes right down to it decisions are made on behalf of and for the good of the builder. You need representation.

You're probably asking yourself, "What could go wrong, after all it's a new house?". Lots can go wrong. From poor workmanship during the construction to being overcharged on your closing fees, there are hundreds of ways you can come out on the short end of the stick. Don't let this happen to you.

What will it cost me to have you represent me? Nothing! Zero! Nil! Nada! My fee is already in the asking price of the home. So whether you're using me or not you are still paying for representation without having any. Why pay for something you aren't getting? 

How do I hire you? Simple. Give me a call or drop me an email BEFORE you go into the sales office or before you call the number on the sign in front of a house for sale. I will make every effort to come to you that day and help you. To summarize the brochure, a customer represents themselves and the agent (doesn't matter who they work for) represents the seller (builder).
