Who are you trusting your most expensive invstmt with?
I got into RE several years ago after going through a nightmere transaction with a "area specialist". After almost being sued as the seller, I was going to save all the RE consumers from these preditory agents. Well, I'll settle for one consumer at a time.
The Coldwell Banker Home Resource Club is comprised of Homeowners who are looking for better ways to manage the various aspects of homeownership. The Club was created so members could have access to unique information services and relative interactive assistance. For many, the home represents their biggest social and economic investment. Hopefully, we will help empower you with tools and information to make that investment more rewarding.
My Method of minimizing the foreseeable risks associated with selling and buying Real Estate:
* When I work with my clients, it is very important to me to know what you're looking for in a home and the way you like to communicate, via e-mail, phone, texting etc..and, how quickly or patiently we need to proceed.
* I work dilagently with the finest technology when searching for properties; you will be aware of any properties that matche your criteria as soon as they become available
* I'm familiar with the areas in our Inland Valley
* I will work with for sale by owners, unlisted properties, soon to be listed bank owned, and will solicite potential sellers.
* I won't waste your time showing homes that don't match YOUR needs. I will preview homes of interest prior to showing if needed
*I will prepare a comparative market analysis for the subject property(s) so you can justify your price offer.
* I am an excellent resource of information. Tax Rate, Schools, H.O.A.'s, CC&R's as this could affect what area you choose to live in.
* Working closly with your lender and knowing what terms and loan program you were approved with will determine how the offer is structured. Time lines are very important and working together will minimize the risks of loosing a property or deposit.
* We will write an accurate offer and include all documentation to make it appealing to the seller. This will make the seller want to work with us.
* Once in escrow, all correspondence will be personally be read by myself and explained to you before you sign and will be handled in a TIMELY manner.
* I will assist with scheduling inspection and help with options to solve problems, ( there are usually problems that come up).
*My group of affiliates, West Coast Escrow, Equity Title, my transaction coordinator, and home warranty company can address concerns.
* I will do everything in my power to see that Escrow closes on time.
* I offer FREE Coldwell Banker Concierge service to my clients to help with, but not limited to:Fencing, Landscaping, Moving Supplies, Trash clean-up, Relocation, Pool service/repair, Acoustic Ceiling Removal, etc...
