Use this section to write about your specific areas of expertise. Do you specialize in first time buyers - listing high end homes - etc. Are there specific market area's that you specialize in? The more you write about your area's of expertise the more kowledgeable you'll sound to a potential buyer or seller.  I have been exposed to the World of Design, Fashion and different eras of design from a very early age.  Performing Arts and Visual Art have been part of my experience, in Music in Therapy and experience with seniors with cognitive impairment, adults and children with Devevelopmental Disabilities, Clients in Hospice care.  Where seniors reside and the challenges they face are matters to consider when staging all homes.  A large percentage of our communities have many more seniors and those living with varyious limitations  I do keep in mind in Staging a home for the Real Estate Market, and certainly in ReDesign as homeowners are looking to prepare a suite or apartment in their home for aging parents.  FUNCTION IS VITAL FOR THESE INDIVIDUALS WHO ARE IN THIS CATEGORY, OR SOON WILL BE AS LIFE GLIDES US INTO OLD AGE.  

IN STAGING: USING THE 60 - 30 10 PERCENTAGE:  tHESE ARE PERCENTAGES OF COLOURS USED IN A LIVING SPACE.  For instance the more dominant colour in a room should be carefully selected if the space is to accommodate an older person with any form of dementia.  A well-meaning adult child in an effort to provide a bright and lovely area for an senior, could learn the hard way by using colors of walls, bedspreads, carpets, mirrors [a no-no], patterned/busy flooring can cause anxiety and confusion.    SIMPLE DECOR IS THE BEST.  CHOICE OF FURNITURE:  A conversational area rather than sitting on someone's bed while visiting is discouraged.  Comfortable chairs for visitors or the resident; even a rocking chair; ideally a few pieces selected from their previous residence if possible.  Blanket throws and certainly provide for doorways for each room - incl. bathroom to allow wheel chair access or walker access.  Blocked stairways,  

Seniors living with families require the same considerations as they would if they were to reside in intermmediate or acute care facilities.  Very important is an area of the sitting room with sufficient light over it with family pictures, grandchildren, cards and pictures of pets.  Living with family, it is more likely that the elders could have a pet, or enjoy the family pet. 

When planning a space for advanced aged seniors do keep in mind that they like to wander.  Ideally a fenced patio area and proper walking area is advised to avoid falls.  Benches/ non tipping chairs and 2 small tables for cofffee etc. 

One final thing that I wish to pass on to those stagers or redesigning, please be conscious of windows -- not that you would NOT have windows but glare is a concern and shadows can frighten people and most aged folks have diminishing eyesight. 

Without a space - eg. a patio area with plants etc. and a doorway to go outdoors is vitally important.  Often dementia will bring on aggressive behaviour, so knives and harmful items should not be accessible.  Planting garden patches of vegies and flowers, in early spring -- you can count on seniors enjoying this.   Remember 2 watering cans ! ! ! Certainly a television that the elder  can learn the basics on.  Every senior is different.   MUSIC: FROM THEIR COURTING DAYS IS A GOOD START.  STRONG BACKGROUND SOUNDS AND THE HIGH SOUNDS OF STRINGED INSTRUMENTS; BE CAREFUL OF SYMBOLS.  THESE COULD SEND ANY OF US OVER THE EDGE ! ! !   I have worked on contract in many locked facilities with volitile people;  You can imagine if a man was tortured by the enemy that his memories will not be pleasant.  Music Therapists are trained for these special groups.  I have barely touched the field of music.  Very involved.  My primary instrument for this work is my guitar and the piano  The greater the level of dementia, the smaller the group.  Strange as this may seem, all of these matters discussed briefly here, can begin with the Contractor, home builder, home owner, home buyer, developers of sub-divisions. 

Our population is aging; are the homes being built being designed with these folks in mind over the long term.  There will never be enough "Seniors' Housing" in our lifetime. 

If an elderly married couple are going to be living with you; a word of caution.  Allow one bedroom for each with 2 double beds in each room -- relationships are rarely the same as they used to be in housing the elderly.  They may want to be in the same bed -- and they may not.   ReDesignilng for the elderly is much different than you could imagine without knowledge and careful planning.  A small bathroom for 2 people will create a problem.  Have a large enough bathroom with elevated toilet seat; bar beside to help them get up and down.  Many facilities have heated floors and toilet seats. 

Shower and Bathtub.  Family are likely going to have to assist with this task.  A sturdy plastic bath seat in the tub and an area for person in the shower to hold on  -- bars etc. and a sturdy bench to rest on.  There are also trained home care workers who will come in and bathe your seniors, who may be battling hip problems, arthritus or any manner of things. 

Patient Client Care -- often a well equipped drug store, or through the doctor will be necessary.  People living in your home would need to be assessed before taking on this caregiving.  Output of money should be carefully considered.  The colors and decorating as discussed here are vitally important as well as contacting the Caregivers' Network which most communities have.    

My years of experience in health care have alerted me as to these scenarios and how to avoid elders from harm or from falling. 

Respectfully placed before those Instructors, students, Stagers, ReDesigners, Real Estate, Contractors, Developers, Home builders -- this is a reality and I have seen so much over my years in the health care field, that could have been avoided.  A rebuild due to errors in planning [FUNCTIONALITY] is costly and also can create issues in facilities and in private home care.
