Am an ex developer of a multitude of commercial as well as residential properties. Specific talents in the medical profession having been intricately involved in over 70 major medical properties consisting of general hospitals, convalescent hospitals, and medical office buildings & suites. Was VP of the Medical Building Co.of America. Also involved in condominium projects stretching from Maui, Hawaii to Naples, Florida. Am currently active in new bio diesel facilities predominently located in the South Eastern United States. The buildings and projects I was involved in range from trophy properties to both low & high income commerical rentals. I am a strong believer in accurate realistic budgets with realistic returns. Budgeting and implementing all costs. Due dilligence. Know not only what it takes to buy a property and operate a property, but also at what price a resale starts to become feasible. This takes a large part of the risk out of a purchase as expectations are crafted at the buy rather than at the sale with time horizons realistic. Too many properties were purchased over the past few years on emotion rather than analysis. While short term "flipping" of properties worked for a while, the game became very dangerous when the market changed. This repeat cycle portends the next cycle which we are entering now where there will be spectacular deals to be made. For example - in Naples, Florida as well as Tampa, Florida mid to high end properties are now correcting to levels that in specific instances can be spectacular for the buyer.
