About Me:

I am a retired California (B) General Contractor with C-10, C-20 & C-36 subcontractors licenses.  (HVAC, Plumbing & Electrical contractor) These licenses are inactive now since I can't work on anything I've inspected. I've been involved in the building trades for over 30 years and the Real Estate Inspection trade for 7 years and as a Certified Thermographer for 3 years.  I've done over 2500 paid inspections for residential, commercial & industrial projects.

I'm also a HUD certified Mobile Home Inspector (I can get your foundation Certified)  and listed FHA Fee inspector

I am Certified Level I Thermographer.  I am now doing Infrared moisture detection, Thermal roof scans, insulation verification, post remediation verification and home weatherization inspections. 

I am available for Litigation Consulting work as well.

Areas of Expertise

My areas of specialty are Plumbing, HVAC and Electrical.  As a "B" General Contractor, I am required to be proficient in all the trades even if I am not doing the work.  If you don't know about something, how can you determine if it's done properly?

My main focus is now in the field of Thermal Infrared Scanning and Inspections.
