We highly recommend beginning and ending your real estate agent search with Irene Morales. We met Irene via our Internet house searches approximately a year ago this Fall. She immediately sold herself as keenly desiring our business. She wanted to find us a house. Ultimately, nine months later, that's exactly what occurred, and we became happy homeowners. We got to know Irene when we sold our house in Fredericksburg in 2005. We then moved to Okinawa, Japan for three years. When the time and the orders came to relocate back to the Quantico area, Irene was the FIRST person we called (except for our mothers, of COURSE!)

We were anxious to see what was available in our price range and how much the Stafford area had changed in the three years we were overseas. Within hours of our first email (even with the 13 hour time difference) Irene had a profile ready for us to fill out with our wants, needs, and desires so she could best match us with a home. Again, within a few days, we had listing after listing after listing at which to look. She was very HONEST with us on good deals, bad deals, reputable builders, risky neighborhoods, etc.

We were also so impressed with her knowledge on home mortgage loans and how the changing economy and our personal finances would all factor into our future home ownership. We returned to the states in June of 2008 and Irene set aside an entire week for us, to basically be at our beck and call. She took us to every house we wanted to see and then some, making special arrangements to get us into new construction as well.

When we finally decided on a home to purchase, she came through for us, making sure we were getting the "best" deal possible. We were dealing with a "newer" realtor on the seller's end and Irene was very careful to make sure we had our home inspection done correctly and that ALL the contingencies were met on time and per contract. Going the extra mile is a cliche but EXACTLY how I would describe Irene. We recommend her to all our military friends moving in and out of the area. Overall, her honesty and integrity are beyond reproach. Thank you very much.

We would recommend Irene in a heartbeat to anyone looking to sell or buy a home in the northern Virginia area. We moved here from southeast Virginia and had only two weekends in which to find a home. She listened to our needs...what we wanted in a home, where we wanted to live, etc. and found several great choices for us. We found the home we wanted and put an offer in which was accepted within 3 days. After the contract was ratified, the seller unfortunately had "seller's remorse". Irene took the time to explain our rights to us in this situation, and also patiently explained our rights over and over to the listing agent and seller. She was also able to recommend to us a good real estate attorney, just in case. Good thing because the "just in case" happened...the seller and her listing agent stated our contract was "null and void" less than 2 weeks before our scheduled closing. Irene put in the time and effort to triple check our contract on our behalf...she checked with her broker, NVAR, and even compared example sales contracts in MD and DC to the NVAR sales contract to be 100% sure we had a valid ratified contract. In the end, we got the house on the scheduled closing date thanks in no small part to all the hard work Irene put in on our behalf. We will be forever grateful.

In response to your initial email, I always caution my clients regarding size. It is most evident when the market is healthy and properties sell more quickly but a smaller property in a neighborhood of larger homes does significantly better in the long run with regard to rates of appreciation. When you factor in value per square foot, the value is always higher per square foot in the smaller properties in a community where there are large, impressive homes.

My suggestion would be to find a home somewhere in the "middle" of the range of homes in whatever communities you consider. While prices are relative now, a smaller home will:

1. see a much better rate of return on your investment when the market improves - and it WILL improve:
2. save you considerably on renovations/repairs/improvements
3. save you time/expense on insurance, maintenance, heating and cooling costs
4. save you time, money, and energy cleaning and maintaining the property.

I think your boys are VERY wise to consider the size/cost factors involved. It may not take long for the home to become an overwhelming responsibility and as your Realtor, I would have to advise you to consider that very, very carefully.
