I am the founder and broker of my company, Neumann Realty Corp. We operate from a home office in Fernandina Beach and a branch office in the center of Jacksonville. I started my company in 2009 to help others realize their dreams by making smart property purchases. We define a smart purchase as one that doesn't add stress to your family or leave you strapped for cash. It enables you to achieve long-term goals. In short, a smart purchase results in an asset, not a liability.

The Road to Real Estate

It's funny how a person's life story is marked by financial (even real estate) milestones. How many times have you referred to a time period based on the car you were driving, or the home you lived in, as in: "Remember back when I drove that old Buick?" or "That was when we still lived in the Oak Street house." I am no exception. My homes also illustrate my life story.

I grew up right here in Jacksonville, in the same little house that my parents bought in the '60's. Like so many others, my dad settled his family here after retiring from the U.S. Navy. I followed in his footsteps after my graduation from Orange Park High and served four years with a tour in Guam. Not long after my return I moved to Fernandina Beach, a quaint little town about an hour north from the bustle of Blanding Blvd., just minutes from the ocean and the Georgia state line.

A busy tree-lined street on Amelia Island was home to my first investment property. It was HUD-owned and in disrepair, but I didn't mind. It was mine and I loved rebuilding it from the inside out. It turned into a great rental property when I "moved up" into a larger home. I married my lovely wife who quickly became my business manager. Her corporate background in project management, technology, and marketing gave wings to my dream of being in real estate. Her "initiation" into my dream was to help me renovate (and flip) my second HUD purchase. I'll bet she can still smell the paint and wallpaper glue...

Whether it was the fumes or an honest epiphany, this home became more than a mile marker on our journey; it became a turning point in our careers. Frustrated with the lackluster commitment and integrity of the "Average Realtor" we met along the way, we decided to take matters into our own hands. I initially got my real estate license to sell my own properties. But once word got out, I discovered a whole arena of homeowners just like me who were looking for someone they could trust and count on to navigate them through transactions. Almost overnight I had 20 listings and officially became known as a "Realtor." I was blessed to enjoy a banner rookie year.

But my story doesn't stop there. The deeper I got into real estate, the more I grew dissatisfied with the status quo. I wanted to set my own standards of operation, to focus on relationships and priorities more than quotas. At the end of the worst real estate year in decades, I received my broker's license...and my new company's philosophy.

Philosophy

I realize that helping others make the right decision doesn't always produce the highest commission check; that's why I believe integrity is critical in our industry. In addition to the REALTORS® Code of Ethics and the Florida Statutes, we use the highest possible standard for decision-making and treatment of others: the Bible. We also set our priorities by it. God first, then family, then business.

The Team

Currently our team consists of me and my wife, Sandy. I am the broker and listing agent who is responsible for providing customers with personal attention and advice during my frequent (often weekly) phone calls. I also hold a Short Sales and Foreclosure Resource (SFR) designation.

Sandy is the marketing and closing agent. Her strategies help buyers find us, then remain  organized and sane during the closing process. She holds an active real estate license and a Bachelor of Science in Management degree.

We are both highly energetic, analytical, and relentless with follow up. We make things happen.

We focus first and foremost on getting properties SOLD, usually for full market value in a very short time. We understand that home owners appreciate clear, candid recommendations based on thorough market research.

Investors second.

Many of our buyers are investors from across the country and around the globe. While they may visit Jacksonville occasionally, they conduct most of their transactions from a distance. No problem-we excel at organization and communication. We'll even take you inside the local community (via video) and present you with an accurate view of your property's condition.

First-timers.

We're not just talking about first-time home buyers here! Even seasoned homeowners are surprised at how much value a Realtor brings to a transaction, especially when it comes to money. We help all buyers work through the web of securing financing, negotiating prices, attending inspections and challenging appraisals.  There are so many overlooked aspects of buying a new home that we don't want you to miss.

We've got lots of access to lots! Great investment opportunities for developers and investors. Many of our lots could be subdivided for multiple homes. Too many to list, although a sampling of our listings are published on MLS. Ask us about a few commercial opportunities, too.

Dual memberships in Amelia Island Nassau County Association of Realtors and Northeast Florida Association of Realtors provides Neumann Realty Corp. with greater access and market knowledge of the entire Jacksonville area. It also allows us to personally market listings to more than 22 local counties and thousands of realtors. Our favorite areas to market are: Amelia Island, Fernandina Beach, Jacksonville Southside, Jacksonville Beaches, Ponte Vedra Beach, and St. Augustine.
