About Me:
I think my biggest asset (other than having a type a personality!!) is that I have a heart for people, especially those that need an advocate when it comes to getting financing. I've always been a big believer in remembering that "there but for the grace of God go I". I have a reputation for not giving up on a prospect even though the time it may take to work with this type of individual might be better spent elsewhere. Here's an example:
Got a call from a buyer's agent in pre-panic mode a few weeks ago. The loan officer doing the loan for her buyer was now waffling on the loan terms and conditions he had promised and it was jeopardizing the closing. (I know, you've all been there!) The LO was now limiting the loan to value at 95%. The LTV reduction apparently had to do with the fact that the buyer couldn't verify rent payments with cancelled checks. (Had any of those lately??) To be honest, this buyer really couldn't afford 100% financing given his debt to income ratio (56%) but he needed EVERY BIT OF 100% PLUS SELLER'S CONCESSIONS or the deal was dead!! I got the call to see what I could do. It was my first opportunity to work with this agent. It wasn't easy though. The guy was denied by the first lender I tried (not enough disposable income after paying the new mortgage), had a sub 600 credit score, no cash assets, and no verifiable rent history. The appraiser (chosen buy the buyer's agent before I got involved) was rejected for not having enough experience. PLUS, the seller's agent was understandably concerned about the deal...and the buyer's agent (name withheld!!) was now WAY BEYOND PRE-PANIC. To make a long story short, we were able to get the buyer into a Fannie Mae program at 100% and the loan closed 10 days before the deadline in the PA. It took LOTS OF COMMUNICATION and a willingness to keep on keeping on as one challenge after another arose. It was a full doc loan with NO HINT of fraud or deceit.

I can do loans in 6 states and work best with those with less than perfect credit. This would include first time home buyers, FHA financing, HUD home buyers, and also reverse mortgage needs. Also doing small balance commercial loans nationwide for small business owners.
