I’ve been in SW FL for over half my life (22 out of 42 yrs), so I have the local knowledge to help you find a great area. I’ve been a full time Realtor for nearly 9 years, giving me the professional experience to make your home purchase as smooth and rewarding as possible. 

I love SW FL and wouldn't want to live anywhere else at this point in my life. I enjoy the boating and fishing, the beaches and golf courses, and there is great hiking and bird watching.  I love to show off my community and explain why I chose this place to call home.

For people looking to buy a home I'm here to explain the whole process and coordinate your closing. From pre-qualifying letters from your lender, to appraisals, home inspections, surveys, title insurance, and finally the closing.

For sellers I provide the market analysis and explain the market and how it relates to your home's price. I'll go over the marketing of your home, both on-line and off. We schedule the showings of your home to qualified buyers and negotiate in your best interest when offers come in. I keep everyone in their time lines as we move forward to closing.

"I sincerely mean that some of the most fun days I have had this past year have been spent with you driving around all of the Ft. Myers area looking for real estate! Our typical day would be me having a list of property that I found on the internet. Then you would help me eliminate most of it because it is already sold and most of the rest of it is cheap for a good reason. I do have a tendency to think like a slumlord that I am trying to over come. You would print a list of available properties in my price range that are current that day. You taught me that they come and go so quickly that the listings need to be verified that same day. We would take off in your jeep and the treasure hunt would begin. We would look through about 20 properties each day. Some were great and some were in real distressed. But you know that for the right price, I am not afraid of the ugly house. We crossed most of them off the list in a few minutes. At the end of the day there were always some good prospects. We would discuss our options on the winners. I really appreciate your extremely honest opinions either positive or negative on each property. It is more important to not buy the wrong property than it is to buy the correct one. Some of the discussions were at a local watering hole and nothing was held back. I developed a system as to how to buy anything from a car to a house to a rental property. It is simply look long enough to know what you want. Recognize it when you find it. Make the deal as soon as you find it. If you like the deal so will other buyers. We made offers at the end of each day. Your imput was critical because you know the market and neighborhoods much better that me. And I TRUST you are looking after me as a valued client, not just a customer that you will never see again. You did a great job of helping us determine what price to offer in this crazy world of bidding higher than list price. You also had contacts for me for every thing from well repair to pool service. This is more important for me because by the time we had the property under contract we were back in Missouri and had to the inspections and repairs from 1200 miles away. It all worked out. We didn't get everything that we offered on but one per day is pretty good. We now own 2 houses in Cape Coral and 3 condos in Ft. Myers. The best part is they are each a place that we could retire into and feel safe and at home living in. And if we feel that way, many other people will too! "James and the folks at Gulf Gateway Realty, I would like to take a few moments of your time to talk about James Sommers. James helped us out of a very bad rental situation back in August of 2010. We had a couple of nasty years due to health, job, economy related, and were in need of somebody who would show us some patience and understanding. The problem was that, as a former realtor and mortgage broker, I was probably a realtor's nightmare in terms of selecting properties to show, as well as putting together a team to get the loan closed. James, as a true professional, dealt with the challenge, showed my wife and I probably in the neighborhood of 40 or so homes, from waterfront wrecks in the $200K range, to Chinese drywall homes in the $60K range.
